Common use of Alteration Rights Clause in Contracts

Alteration Rights. After the Commencement Date, Tenant shall not make or permit any Alterations in, on or about the Premises, without the prior written consent of Landlord, and according to plans and specifications approved in writing by Landlord, which consent shall not be unreasonably withheld. Notwithstanding the foregoing Tenant shall not, without the prior written consent of Landlord, make any: (i) Alterations to the exterior of the Building; (ii) Alterations to the roof of the Building; and (iii) Alterations visible from outside the Building, to which Landlord may withhold Landlord's consent on wholly aesthetic grounds. Notwithstanding anything to the contrary herein, Tenant may make alterations to the Premises without Landlord's prior consent (but with notice to Landlord) provided the same do not cost in excess of Twenty-Five Thousand Dollars ($25,000) in each instance (and that Tenant has not performed alterations to the Premises during any period of twelve (12) consecutive months that in the aggregate cost in excess of Seventy-Five Thousand Dollars ($75,000)), are not structural in nature, do not affect Building systems or the exterior of or the roof of the Building, and are not visible from the outside of the Building.
