Ancillary Rights. 3.1 The Landlord grants the Tenant the following rights: (a) the right to support and protection from the Common Parts to the extent that the Common Parts provide support and protection to the Property at the date of this lease; (b) the right to use external areas of the Estate reasonably specified by the Landlord for the purposes of pedestrian access to and egress from the interior of the Building; (c) the right to use in accordance with the reasonable regulations of the Landlord from time to time the bins within the refuse enclosure provided for that purpose by the Landlord at the Building; (d) the right to use the hallways, corridors, stairways, lifts and landings of the Common Parts of the Building (excluding the parts of the Common Parts shown coloured blue and hatched red) for the purposes of access to and egress from the Property and the lavatories and washrooms referred to in clause 3.1(e); (e) the right to use the lavatories and washrooms shown on the Building Floor Plans. (f) the right to use any Service Media at the Building that belong to the Landlord and serve (but do not form part of) the Property which are in existence at the date of this lease or are installed or constructed during the Contractual Term. (g) The right to use in accordance with reasonable regulations of the Landlord the areas coloured yellow on the Building Floor Plans to access the Common Parts on Lxxxx 00 subject to the right of the Landlord to install plant and equipment within the areas coloured yellow on Lease Floor Plan 05. 3.2 The Rights are granted in common with the Landlord and any other person authorised by the Landlord. 3.3 The Rights are granted subject to the Third Party Rights insofar as the Third Party Rights affect the Common Parts and the Tenant shall not do anything that may interfere with any Third Party Right. 3.4 The Tenant shall exercise the Rights (other than the Right mentioned in clause 3.1(a)) only in connection with its use of the Property for the Permitted Use and in accordance with any regulations made by the Landlord as mentioned in clause 28.1. 3.5 The Tenant shall comply with all laws relating to its use of the Common Parts pursuant to the Rights. 3.6 In relation to the Rights mentioned in clause 3.1

Ancillary Rights. 3.1 Except as mentioned in clause 3.2, neither the grant of this lease nor anything in it confers any right over neighbouring property nor is to be taken to show that the Tenant may have any right over neighbouring property, and section 62 of the LPA 1925 does not apply to this lease.
3.2 The Landlord grants the Tenant the following rightsrights (the “Rights”) at all times subject to clause 3.6:
(a) the right to support and protection from the Common Parts to the extent that the Common Parts provide support and protection to the Property at the date of this lease;

(d) 3.2.1 the right to use the hallways, corridors, stairways, lifts and landings of the Common Retained Parts of the Building (excluding the parts of the Common Parts shown coloured blue to enter and hatched red) for the purposes of access to and egress from leave the Property and for such other purposes as the lavatories and washrooms referred Landlord may permit from time to in clause 3.1(e)time;
(e) 3.2.2 the right to use the lavatories and washrooms shown on Service Media forming part of the Building Floor Plans.
(f) the right to use any Service Media at the Building that belong to the Landlord and serve (date of this Lease which serve, but do not form part of) , the Property;
3.2.3 the right to enter adjoining parts of the Building in order to carry out any repairs to the Property, but only if those repairs cannot reasonably be carried out without such entry, and subject to the Tenant complying with clause 3.7;
3.2.4 the right to access the service risers, riser cupboards and incoming service cupboards within other parts of the Building including other Lettable Units for the purpose of installing, maintaining, repairing or renewing Service Media which serve the Property, but only if the same cannot reasonably be carried out without such entry, and subject to the Tenant complying with clause 3.7;
3.2.5 the right to have the Tenant’s name displayed on the Landlord’s totem board outside the Building, the indicator board in the entrance lobby of the Building and in the lift lobby on the floor on which the Property is located, in the “house style” and size decided by the Landlord (acting reasonably);
3.2.6 the right to use the roof terrace of the Building free of charge at times permitted in the Landlord’s discretion (and subject to the Landlord’s booking system for private functions on a first come first served basis, when the roof terrace may be closed to the Tenant) such right being made available for all tenants of the Building;
3.2.7 the right to use the showers in the basement and the WCs on the floor on which the Property is located;
3.2.8 the right to park cars in six parking spaces within the car park at the Building as are in existence allocated by the Landlord to the Property from time to time, the spaces allocated at the date of this lease or are installed or constructed during being as shown edged red on Plan 2;
3.2.9 the Contractual Term.right to park cycles in cycle storage areas designated by the Landlord from time to time, on a first come first served basis;
(g) The 3.2.10 the right of support and protection from the rest of the Building to the extent existing at the date of this Lease;
3.2.11 the right to use and dispose of all the Tenant’s refuse generated in accordance with reasonable regulations the Property in the normal course of office use in the bins located in the basement of the Building or as otherwise provided by the Landlord the areas coloured yellow on the Building Floor Plans to access the Common Parts on Lxxxx 00 (and subject to the right any requirements of the Landlord local authority), it being the responsibility of the Tenant to install plant and equipment within the areas coloured yellow on Lease Floor Plan 05deliver all such refuse to such bins in sealed sacks.
3.2 3.3 The Rights (save for those set in clause 3.2.8) are granted in common with the Landlord Landlord, any other tenants and lawful occupiers of the Building and any other person authorised by the Landlord.
3.3 The Rights are granted subject to the Third Party Rights insofar as the Third Party Rights affect the Common Parts and the Tenant shall not do anything that may interfere with any Third Party Right.
3.4 The Tenant shall exercise the Rights (other than the Right mentioned in clause 3.1(a)) only in connection with its use of the Property for the Permitted Use and in accordance with any reasonable regulations made by the Landlord as mentioned in clause 28.1from time to time.
3.5 The Tenant shall comply with all laws relating to its use exercise of the Common Parts pursuant to the Rights.
3.6 In relation The Rights may be interrupted or varied for the purposes of any works of maintenance, repair, alteration or the replacement of any land, building, lifts or lift equipment, or Service Media in connection with which the rights are exercised, provided that the Landlord will minimise interruption and disruption and if possible schedule maintenance with a view to this and shall provide alternative parking spaces if disruption occurs in the car park.
3.7 The rights granted by clauses 3.2.3 and 3.
2.4 are granted subject to the Rights mentioned conditions that the Tenant may, except in cases of emergency, only exercise that right after having given reasonable prior written notice to the occupier of the relevant other property and the Landlord, and on the conditions that:
3.7.1 it is exercised in a manner which causes as little inconvenience as reasonably practicable to the occupier of the other property; and
3.7.2 the person exercising that right shall promptly make good any damage caused to that other property and to any items belonging to the Landlord, the tenant or the occupier of the other property which are at the other property, and will indemnify the Landlord against any losses or claims resulting from the exercise of that right, and the Tenant shall ensure that the person exercising that right complies with the terms of this clause 3.13.7.

(g) The the right to attach any item to any part of the Building adjoining the Property so far as is reasonably necessary to carry out any works to the Property required or permitted by this lease;
(h) the right to enter the Common Parts or the Museum so far as is reasonably necessary to carry out any works to the Property required or permitted by this lease; and
(i) the right to pass and xxxxxx on foot across those parts of the Central Gallery SUBJECT always to temporary interruption to the said right in accordance with the provisions of the Community Use and Management Agreement;
(j) the right to use the Central Gallery in accordance with reasonable regulations the terms of the Community Use and Management Agreement
(k) the right to use part of the External Area as designated by the Landlord from time to time for the areas coloured yellow storage of waste containers in accordance with the Community Use and Management Agreement
(l) the right to use the Terrace in accordance with the terms and conditions of the Community Use and Management Agreement.
(m) where it is not reasonably practicable to seat 40 people in the Café, the right to place seating in the Additional Seating Space to ensure that there are a total of 40 seats available in the Café and the Additional Seating Space.
(n) the right to display publicity material advertising the events to be held at the Property on such part of any noticeboard affixed to the exterior of the Building Floor Plans to access the Common Parts on Lxxxx 00 subject to the right of as the Landlord to install plant and equipment within designates for use by the areas coloured yellow on Lease Floor Plan 05.Tenant

(l) the right of the Landlord to install plant and equipment within the areas coloured yellow maintain a 3 metre x 3 metre storage area at point "Y" on Lease Floor Plan 05.
3.2 The Rights are granted in common with the Landlord and any 2 or such other person authorised area designated from time to time by the Landlord., for the purposes of storing electronic waste;

3.1.4 the right to park private cars or motorbikes belonging to the Tenant, its employees and visitors within the Car Park on a first come first served basis or any other additional area as the Landlord shall from time to time nominate and notify to the Tenant;
3.1.5 the right to use the area designated by the Landlord ( acting reasonably) as notified to the Tenant for keeping bicycles belonging to the Tenant, its employees and visitors on a first come first served basis or any other additional area as the Landlord shall from time to time nominate and notify to the Tenant;
3.1.6 the right to dispose of rubbish in such rubbish disposal area within the Building as may from time to time be designated (eacting reasonably) by the Landlord;
3.1.7 the right to use the lavatories and washrooms shown on in the Building Floor Plans.Common Parts;
(f) 3.1.8 subject to availability, the right to use the board room and meeting rooms in the Common Parts it being hereby acknowledged that the Landlord and the Tenant shall co-operate with each other to try to ensure that each has a fair and reasonable share of the use of the board room and the meeting rooms;
3.1.9 the right to use and to connect into any Service Media at the Building that belong to the Landlord and serve (but do not form part of) the Property which are in existence at the date of this lease or are installed or constructed during the Contractual Term.;
(g) The 3.1.10 the right to use in accordance with reasonable regulations of the Landlord the areas coloured yellow on the Building Floor Plans attach any item to access the Common Parts on Lxxxx 00 subject adjoining the Property so far as is reasonably necessary to carry out any works to the Property required or permitted by this lease;
3.1.11 the right to display the name and logo of the Tenant on a sign or noticeboard provided by the Landlord in the Building and on the Common Parts at the entrance to install plant the Property, in each case in a form and equipment within manner approved by the areas coloured yellow on Lease Floor Plan 05Landlord such approval not to be unreasonably withheld or delayed; and
3.1.12 the right to enter the Common Parts or any other Lettable Unit so far as is reasonably necessary to carry out any works to the Property required or permitted by this lease.
3.2 The Rights are granted in common with the Landlord and any other person authorised by the Landlord.

(e) the right to use enter the lavatories and washrooms shown on Common Parts or any other Lettable Unit so far as is reasonably necessary to carry out any works to the Building Floor Plans.Property required or permitted by this lease; and

3.2 The Rights are granted in common with the Landlord and any other person authorised by the Landlord.
3.3 The Rights are granted subject to the Third Party Rights insofar as the Third Party Rights affect the Common Parts and the Tenant shall not do anything that may interfere with any Third Party Right.
3.4 The Tenant shall exercise the Rights (other than the Right mentioned in clause 3.1(a)) only in connection with its use of the Property for the Permitted Use and only during the Permitted Hours and in accordance with any regulations made by the Landlord as mentioned in clause 28.130.1.
3.5 The Tenant shall comply with all laws relating to its use of the Common Parts pursuant to the Rights.
3.6 In relation to the Rights mentioned in clause 3.13.1(b), clause 3.1(c) and clause 3.1(d) the Landlord may, at its discretion, change the route of any means of access to or egress over the Common Parts and the Landlord’s Neighbouring Property from the Property or the interior of the Building and may change the area within the Common Parts and the Landlord’s Neighbouring Property over which any of those Rights are exercised.
3.7 In relation to the Rights mentioned in clause 3.1(c) the Landlord may from time to time designate within the Common Parts or the Landlord’s Neighbouring Property the spaces or bins (as the case may be) in respect of which the Tenant may exercise that Right.
3.8 In exercising the Right mentioned in clause 3.1(e), the Tenant shall:
(a) except in case of emergency, give reasonable notice to the Landlord and any occupiers of the relevant Lettable Unit(s) of its intention to exercise that Right;
(b) where reasonably required by the Landlord or the occupier of the relevant Lettable Unit(s), exercise that Right only if accompanied by a representative of the Landlord and/or the tenant and/or the occupier of the relevant Lettable Unit(s);
(c) cause as little damage as possible to the Common Parts and the other Lettable Units and to any property belonging to or used by the Landlord or the tenants or occupiers of the other Lettable Units;
(d) cause as little inconvenience as possible to the Landlord and the tenants and occupiers of the other Lettable Units as is reasonably practicable; and
(e) promptly make good (to the reasonable satisfaction of the Landlord) any damage caused to the Common Parts (or to any property belonging to or used by the Landlord) by reason of the Tenant exercising that Right.
3.9 Except as mentioned in this clause 3, neither the grant of this lease nor anything in it confers any right over the Common Parts or any Lettable Unit or any neighbouring property nor is to be taken to show that the Tenant may have any right over the Common Parts or any Lettable Unit or any neighbouring property, and section 62 of the Law of Property Act 1925 does not apply to this lease.

Ancillary Rights.
3.1 The Landlord grants the Tenant the following rights:rights (the "Rights"):
(a) 3.1.1 the right to support and protection from those parts of the Common Parts to the extent Building that the Common Parts provide afford support and protection to for the Property at the date of this lease and to the extent that such support and protection exists at date of this lease;
(b) 3.1.2 save to the extent that any of the same are adopted as highway and maintainable at the public expense the right at all times to use external areas of the Estate reasonably specified by the Landlord roads and paths shown hatched blue on Plan 1 and Plan 2 for the purposes of pedestrian access to and egress from the interior Building and to and from the parts of the BuildingBuilding referred to in clause 3.1.3 to clause 3.1.11 (inclusive);
(c) 3.1.3 the right at all times to use the area crosshatched in green on Plan 1 for loading and unloading goods and materials;
3.1.4 the right at all times and for all purposes to use the corridor shown coloured and crosshatched blue on Plan 1;
3.1.5 the right to use and keep bins in accordance with the reasonable regulations of area coloured xxxxx xxxxx on Plan 1;
3.1.6 the right to place such plant and equipment as the Landlord (acting reasonably) shall authorise from time to time in writing in the bins within the refuse enclosure provided for that purpose by the Landlord at the Buildingarea shown coloured green on Plan 6;
(d) 3.1.7 the right to use the hallways, corridors, stairways, lifts and landings of the Common Parts those parts of the Building (excluding the parts of the Common Parts shown coloured blue and hatched red) pink on the Plans for the purposes of access to and egress from the Property and roof of the lavatories and washrooms referred to Building in connection with the right contained in clause 3.1(e)3.1.6;
(e) 3.1.8 the right to use the lavatories and washrooms shown on the Building Floor Plans.
(f) the right to use connect into any Service Media at the Building that belong to the Landlord and serve (but do not form part of) the Property which are in existence at the date of this lease or are installed or constructed during the Contractual Term.term;
(g) The 3.1.9 the right at all times to use in accordance with reasonable regulations attach any item to the Building adjoining the Property so far as is reasonably necessary to carry out any works to the Property required or permitted by this lease;
3.1.10 the right at all times to display the name and logo of the Landlord Tenant (and any authorised undertenant) in the areas coloured yellow agreed signage zones on the Building Floor Plans in a location and in a form and manner approved by the Landlord such approval not to access be unreasonably withheld or delayed; and
3.1.11 the Common Parts on Lxxxx 00 subject right to enter any part of the Building that adjoins the Property so far as is reasonably necessary to carry out any works to the right of the Landlord to install plant and equipment within the areas coloured yellow on Lease Floor Plan 05Property required or permitted by this lease.
3.2 The Rights are granted in common with the Landlord and any other person authorised by the Landlord.
3.3 The Rights are granted subject to the Third Party Rights insofar as the Third Party Rights affect the Common Parts and the Tenant shall not do anything that may interfere with any Third Party Right.
3.4 The Tenant shall exercise the Rights (other than the Right mentioned in clause 3.1(a)) only in connection with its use of the Property for the Permitted Use and in accordance with any regulations made by the Landlord as mentioned in clause 28.1Use.
3.5 3.4 The Tenant shall comply with all laws relating to its use of the Common Parts Building pursuant to the Rights.
3.6 3.5 In relation to the Rights mentioned in clause 3.13.1.5, the Landlord may from time to time designate within the Building the bins in respect of which the Tenant may exercise that Right.
3.6 In exercising the Right mentioned in clause 3.1.109, the Tenant shall cause as little inconvenience and damage to the Common Parts and the other tenants and occupiers of the Building as is reasonably practicable and shall promptly make good (to the reasonable satisfaction of the Landlord) any damage caused to the Common Parts by reason of the Tenant exercising that Right.
3.7 Except as mentioned in this clause 3, neither the grant of this lease nor anything in it confers any right over any other part of the Building or any neighbouring property nor is to be taken to show that the Tenant may have any right over any such part of the Building or any neighbouring property, and section 62 of the Law of Property Act 1925 does not apply to this lease.

5.7 In relation to the Rights mentioned in clause 5.1(c), the Landlord may, at its discretion, re-route or replace over the Estate any such Service Media and that Right shall then apply in relation to the Service Media as re-routed or replaced
5.8 In exercising the Right mentioned in clause 5.1(e), the Tenant shall cause as little inconvenience and damage to the Common Parts and the other tenants and occupiers of the Estate as is reasonably practicable and shall promptly make good (to the satisfaction of the Landlord) any damage caused to the Common Parts by reason of the Tenant exercising that Right.

3.2 The Rights are granted In relation to the Right mentioned in common with clause 3.1.1, the Landlord may, at its discretion, re-route or replace any such Service Media and that Right shall then apply in relation to the Service Media as re-routed or replaced.
3.3 In relation to the Right mentioned in clause 3.1, the Tenant shall:
3.3.1 except in case of emergency, give reasonable notice to the Landlord and the occupier of that part of the Property of its intention to exercise that Right;
3.3.2 cause as little damage as possible to the Property and to any other person authorised property belonging to or used by the Landlord.Landlord or the tenants or occupiers of the relevant part of the Property;
3.3 The Rights are granted subject 3.3.3 cause as little inconvenience as possible to the Third Party Rights insofar as the Third Party Rights affect the Common Parts Landlord and the tenants and occupiers of the relevant part of the Property as is reasonably practicable; and
3.3.4 promptly make good any damage caused to the Property, or to any property belonging to or used by the Landlord or the tenants or occupiers of the relevant part of the Property, by reason of the Tenant shall not do anything exercising that may interfere with any Third Party Right.
3.4 The Tenant shall exercise the Rights (other than the Right mentioned in clause 3.1(a)) Rights:
3.4.1 only in connection with its use of the Property for the Permitted Use Use, and in a manner that is consistent with its obligations in clause 12.4; and
3.4.2 in accordance with any regulations made by the Landlord all relevant laws.
3.5 Except as mentioned in this clause 28.1.
3.5 The Tenant shall comply with all laws relating to its use 3, neither the grant of this lease nor anything in it confers any right over any other part of the Common Parts pursuant Property or any other property or is to be taken to show that the RightsTenant may have any right over any other part of the Property or any other property, and section 62 of the Law of Property Act 1925 does not apply to this lease.
3.6 In relation Within one month after the end of the Term (and notwithstanding that the Term has ended), the Tenant shall make an application to remove all entries on the Landlord’s title relating to the Rights mentioned easements granted by this lease and shall ensure that any requisitions raised by HM Land Registry in clause 3.1connection with that application are dealt with promptly and properly; the Tenant shall keep the Landlord informed of the progress and completion of its application.
