Common use of Approval of Working Drawings Clause in Contracts

Approval of Working Drawings. Landlord or Landlord's architect shall submit the Working Drawings to Tenant for Tenant's review, and Tenant shall notify Landlord and Landlord's architect within five (5) business days after delivery thereof of any requested revisions. Within five (5) business days after receipt of Tenant's notice, Landlord's architect shall make all approved revisions to the Working Drawings and submit two (2) copies thereof to Tenant for its final review and approval, which approval shall be given within three (3) business days thereafter. Concurrently with the above review and approval process, Landlord may submit all plans and specifications to City and other applicable governmental agencies in an attempt to expedite City approval and issuance of all necessary permits and licenses to construct the Tenant Improvements as shown on the Working Drawings. Any changes or ancillary improvements (including without limitation improvements outside of the Premises) which are required by City or other governmental agencies shall be immediately submitted to Landlord for Landlord's review and reasonable approval, and Landlord shall promptly notify Tenant of such changes. If approved by Landlord, such changes and/or improvements shall be added to the Working Drawings and be deemed part of the Tenant Improvements. The last day of each period in which Tenant is required to give its approval under this paragraph is hereafter sometimes referred to as a "Construction Document Approval Date".

If Landlord should deny approval of the Working Drawings, Landlord shall specify its requested revisions to the Working Drawings and Tenant shall make such requested changes and then resubmit the Working Drawings to Landlord in accordance with the provisions of the previous sentence. Concurrently with the above review and approval process, Landlord may may, in its sole discretion, submit all plans and specifications to the City or County, as appropriate, and other applicable governmental agencies in an attempt to expedite City governmental approval and issuance finance of all necessary permits and licenses to construct the Tenant Improvements as shown on the Working Drawings. (a) Landlord or Landlord's and Tenant acknowledge that Tenant shall retain an architect and engineers to prepare all architectural and engineering plans and specifications required for the construction of the Tenant Improvements in conformance with the base building and tenant improvement standard specifications of the Building (the "Working Drawings"), and to prepare drawings and specifications for Changes (as defined below), if any, pursuant to paragraph 5 below. Concurrently with the above review and approval process, Landlord may submit all plans and specifications to City and other applicable governmental agencies in an attempt to expedite City approval and issuance of all necessary permits and licenses to construct the Tenant Improvements as shown on revise the Working Drawings. Concurrently with the above review and approval process, Landlord Tenant may submit all plans and specifications to City and other applicable governmental agencies in an attempt to expedite City approval and issuance of all necessary permits and licenses to construct the Tenant Improvements as shown on the Working Drawings. Any changes or ancillary improvements (including without limitation improvements outside of the Premises) which are required by City or other governmental agencies shall be immediately submitted to Landlord for Landlord's review and reasonable approval, and Landlord shall promptly notify to Tenant of such changes. Within five (5) business days after receipt of TenantSublessor's noticeNotice, LandlordSublessee's architect Architect shall make all approved revisions to the Working Drawings and submit two (2) copies thereof to Tenant Sublessor for its final review and approval, which approval shall be given within three (3) business days thereafter. Concurrently with the above review and approval process, Landlord Sublessee may submit all plans and specifications to City city and other applicable governmental agencies in an attempt to expedite City city plan checking and approval and issuance of all necessary permits and licenses to construct the Tenant Sublessee Improvements as shown on the Working Drawings. Any changes or ancillary improvements (including without limitation improvements outside of the Premises) which are required by City city or other governmental agencies shall be immediately submitted to Landlord Sublessor for LandlordSublessor's review and reasonable approval, and Landlord Sublessee shall promptly notify Tenant give Notice to Sublessor of such changes. If approved by Landlord, such changes and/or improvements shall be added to the Working Drawings and be deemed part of the Tenant Improvements. The last day of each period in which Tenant is required to give its approval under this paragraph is hereafter sometimes referred to as a "Construction Document Approval Date".
