ASSIGNMENT OR SUBLEASING. LESSEE shall not assign this lease or sublet or allow any other firm or individual to occupy the whole or any part of the leased premises without LESSOR's prior written consent. Notwithstanding such assignment or subleasing, LESSEE and GUARANTOR shall remain liable to LESSOR for the payment of all rent and for the full performance of the covenants and conditions of this lease. LESSEE shall pay LESSOR promptly for legal and administrative expenses incurred by LESSOR in connection with any consent requested hereunder by LESSEE.
ASSIGNMENT OR SUBLEASING. LESSEE shall not assign, mortgage, pledge, hypothecate or otherwise transfer this Lease or sublet (which term, without limitation, shall include granting of concessions, licenses, and the like) or allow any other firm or individual to occupy the whole or any part of the Leased Premises without the prior written consent of LESSOR, or suffer or permit this Lease or the leasehold estate hereby created or any other rights arising under this Lease to be assigned, transferred, or encumbered, in whole or in part, whether voluntarily, involuntarily, or by operation of law. LESSOR’s consent shall not be unreasonably withheld or delayed, subject to the conditions contained in this Paragraph 15. In the event of any intent to assign this Lease or sublet any portion or all of the Leased Premises, LESSEE shall notify LESSOR in writing of LESSEE's intent and the proposed effective date of such subletting or assignment, and shall request in such notification that LESSOR consent thereto. LESSEE will reimburse LESSOR, as additional rent, for reasonable legal and other expenses incurred by LESSOR in connection with any request by LESSEE for consent to assignment or subletting. In the event that the fixed rental to be paid by any subLESSEE, assignee or transferee of LESSEE shall exceed Annual Fixed Rent as set forth in Article 3 herein payable by LESSEE to LESSOR, or in the event that any subLESSEE, assignee or transferee shall pay to LESSEE a sum of money in consideration for such sublease, assignment or transfer, then LESSEE shall pay one-half (1/2) to LESSOR, as additional rent, a sum equal to the amount by which the fixed rent payable by such subLESSEE, assignee or transferee exceeds the Annual Fixed Rent payable under Article 3 herein or an amount equal to such sum of money. Provided, however, that the provisions of the previous sentence shall not apply to any assignments or subletting to LESSEE’s subtenants listed below and their affiliated companies (American DG Energy Inc., Alexandros Partners LLC, Pharos, LLC, Levitronix LLC, Levitronix Medical LLC, Levitronix Technologies LLC, Levitronix IP LLC, Tecogen Inc., HR Knowledge). ASSIGNMENT OR SUBLEASING. Tenant(s) agrees not to vacate, sublet or assign to another person any part of the Rented Premises without the advanced written consent of the Landlord and, while the Landlord will not unreasonably withhold consent to sublet or assign, it is agreed that it shall be reasonable for the Landlord to withhold such consent if the sub-tenant or assignee is not a student. If the Tenant is renting a room/unit that follows specific criteria (i.e. females only), the Tenant agrees that unless the same specific criteria is met, consent to sublet or assign may be reasonably withheld.
ASSIGNMENT OR SUBLEASING. This Lease may not be assigned, sold, subleased, or otherwise transferred by Tenant without the prior written consent of the District, which consent shall not be unreasonably withheld. Any assignment of this Lease, for the purpose of securing any loan, if approved by the District, shall be only upon such form of assignment as shall be prescribed by the District.

ASSIGNMENT OR SUBLEASING. Tenant will not sublet any part of the premises or assign this Agreement without the written permission of the Landlord. Only those Tenants named on this lease may reside in the leased premises. Tenant agrees not to allow any other persons to occupy said premises hereby rented except in the case of casual visits of friends or guests. Tenant shall not allow more than two overnight guests to stay on the premises more than seven (7) days per month without written consent of Lessor. The same guest may not return for thirty 30) days following his or her visit. Subleasing is permitted under the following conditions: Tenant receives written approval from Lessor for each subletting or change of roommate, Lessor has ample time to receive a Rental Application & fee, conduct background check and has received an adequate security deposit. Expense for background check and any advertising associated with the subleases shall be the responsibility of the Tenant/Sub-Tenant. Lessor, at any time, has the discretion to place its own advertising in local papers to help the Tenant(s) lease their premises, but the cost of the advertising will be billed or deducted from the Tenant(s) security deposit. Lessor may deny any Tenant(s) from sub-letting his/her premises unless the Tenant(s) account is paid in full and satisfied. Tenant agrees to give Lessor a thirty (30) days of their request to sublet and understands they will be charged a minimum of $100.00 for each sublet, assignment, or roommate change that requires the lease to be changed or released. Tenant agrees that it is their sole responsibility to find a suitable person(s). In the event, it is necessary for the Lessor to solicit prospective subrenter and shows the rental unit, the re-leasing fee will be $300.00.

Lessee shall not assign, mortgage, or encumber this Lease Agreement, nor sublet or permit the Leased Premises or any part thereof to be used by others for any purpose, without the prior written consent of Lessor being first obtained in each instance; provided, however, that regardless of any such assignment or sublease, Lessee shall remain primarily liable for the payment of the rent herein reserved and for the performance of all the other terms of this Lease Agreement required to be performed by Lessee. Lessor does hereby specifically consent to the sublease of this Lease Agreement by Lessee to its subsidiary, International Isotopes Idaho, Inc. Provided, however, regardless of such sublease, Lessee shall remain primarily liable for the payment of the rent herein reserved and for the performance of all the other terms of this Lease Agreement required to be performed by Lessee.

The Landlord shall not unreasonably withhold consent to sublet and all subletters must be students. If the Tenant is renting a room/unit that follows specific criteria (i.e. females only), the Tenant agrees that all subletters must fall within the same criteria. The Tenant shall download Sub-Tenancy Agreement from xxx.xxxxxxxxxxxxxxxxxxxx.xxx then fully fill out and sign with the potential sublet tenant and send that form to the Landlord for review.
ASSIGNMENT OR SUBLEASING. Subtenant shall have no right to assign this Sublease or to sublet all or any portion of the Premises without the prior written consent of both Sublandlord and Master Landlord, which consents will not be unreasonably withheld.
