AT EXPIRATION OR TERMINATION. At the expiration or termination of this Lease, Lessee shall promptly surrender possession of the Tower to Lessor in as good a condition as the same were received at the commencement of the term, reasonable wear and tear and damage by fire or other casualty beyond Lessee's reasonable control excepted.
