B INDEMNIFICATION BY OWNER. To the fullest extent permitted under this Agreement, the Owner shall indemnify and defend the Design-Builder, its officers, directors, assigns, agents, and employees from any claims, liens, charges (including reasonable attorneys' fees) or encumbrances (including but not limited to mechanic's and materialmen's liens or bond claims) arising out of or in connection with the negligent acts or omissions of the Owner in connection with the Project, except for any claim arising solely from the gross negligence or intentional misconduct of Design-Builder.
