Basic Monthly Rent. (a) Tenant covenants to pay to Landlord, without (except as expressly provided in this Lease) abatement, deduction, offset, prior notice or demand, Basic Monthly Rent in lawful money of the United States at the address for Landlord set forth in Paragraph 22.3, or at such other such place as Landlord may designate to Tenant not less than ten (10) business days prior to the next payment due date, in advance on or before the first day of each calendar month during the Term, commencing on the Commencement Date unless otherwise set forth in the definition of “Basic Monthly Rent”. Tenant may make payments to Landlord under this Lease by electronic transfer or similar means, but each payment of Basic Monthly Rent shall be made pursuant to an automatic payment procedure set up by Tenant that ensures that each such payment will be received by Landlord on or before the first day of each calendar month.

Basic Monthly Rent. Tenant covenants to pay to Landlord without abatement (except as expressly provided in this Lease), deduction, offset, prior notice or demand the Basic Monthly Rent in lawful money of the United States at such place as Landlord may designate, in advance on or before the first day of each calendar month during the Term, commencing on the Commencement Date (unless otherwise set forth in Paragraph 1.2). If the first day on which Basic Monthly Rent is due under this Lease is not the first day of a calendar month, on or before such due date the Basic Monthly Rent shall be paid for the initial fractional calendar month prorated on a per diem basis and for the first full calendar month following such due date. If this Lease expires or terminates on a day other than the last day of a calendar month, the Basic Monthly Rent for such fractional month shall be prorated on a per diem basis. Notwithstanding the foregoing, concurrently with its execution of this Lease, Tenant shall pay to Landlord in advance the Basic Monthly Rent for the first full calendar month following the Commencement Date in which full Basic Monthly Rent is payable.
Basic Monthly Rent. Upon Tenant’s execution of the Lease, Tenant shall prepay one full month of Basic Monthly Rent to be applied to the first installment(s) thereof due hereunder. Thereafter, Tenant covenants and promises to pay to Landlord for the Premises, commencing on the sooner of October 15, 2005 or the Commencement Date, the Basic Monthly Rent without deduction or demand or set off whatsoever, in lawful money of the United States of America, in advance on the first day of each calendar month during the Term hereof, to and at the office of Bernstein Management Corporation (the “Agent”), 5301 Wisconsin Avenue, NW, Suite 600, Washington, DC 20015, or at such other place as Lxxxxxxx xay from time to time designate to Tenanx xx xxxxxxx. Xx xxxxxxxx xx xxx Xxxxx Xxxxxxx Xxxx, Xxxxxt shall pay all Additional Rent and other amounts payable hereunder in lawful money of the United States of America, each without set-off, deduction, offset or counterclaim, in accordance with the terms set forth herein. Except as specified elsewhere in this Lease, Additional Rent shall be paid by Tenant with the next monthly installment of Basic Monthly Rent falling due. Rent checks shall be made payable to Bernstein Management Corporation, or to such other party as Landlord shall direct. Should the Commencement Date fall on a day other than xxx xxxxt day of a calendar month or the Term expire on a day other than the last day of a calendar month, the parties agree that the monthly rental for such partial calendar month in the Term shall be pro-rated. The basic monthly rent (“Basic Monthly Rent”) is payable monthly as follows:
Basic Monthly Rent. Tenant shall pay to Landlord as rent for the Premises the Basic Monthly Rent, in advance, on the first day of each month of the term hereof. Rent for any period during the term hereof which is for less than one (1) month shall be a pro-rata portion of the monthly installment. Rent shall be payable without notice or demand and without deduction, offset, or abatement, in lawful money of the United States of America to Landlord at such address and to such other persons or at such other places as Landlord may designate in writing.

If the Commencement Date occurs on a day other than the first day of a calendar month, on the Commencement Date the Basic Monthly Rent shall be paid for the initial fractional calendar month prorated on a per-diem basis and for the first full calendar month occurring after the Commencement Date.
Basic Monthly Rent. The basic monthly rent for the Premises (“Basic Monthly Rent”) shall be the sum of One Dollar and Ninety Cents ($1.90) per square foot of Rentable Area per month, on a triple net basis for the first twelve (12) months and shall be adjusted as set forth in Section 3.2 hereof. When Rent commences for the Phase II Premises the Basic Monthly Rent for the Phase II Premises shall be the same amount per square foot of Rentable Area in the Phase II Premises as that for the Phase I Premises and it shall be adjusted at the same time as the Rent is adjusted for the Phase I Premises regardless of when Rent commences for the Phase II Premises. The obligation of Tenant to pay Basic Monthly Rent shall commence on the Commencement Date for the applicable phase and shall continue uninterrupted throughout the remainder of the Lease Term.
Basic Monthly Rent. Paragraph 1.4 of the Lease is hereby deleted in its entirety and is replaced with the following new Paragraph 1.4:
