Building Equipment. All machinery, apparatus, equipment and fixtures of every kind and nature whatsoever heretofore or hereafter attached to or used in connection with the operation or maintenance of the Building, including, but not limited to, all heating, lighting, and power equipment, engines, pipes, pumps, tanks, motors, conduits, plumbing, cleaning, fire prevention, refrigeration, ventilating, air-cooling and air-conditioning equipment and apparatus, elevators, ducts and compressors, and any and all alterations, additions, improvements, restorations and replacements of any thereof; but excluding, however, (i) property of any subtenant or other occupant of any portion of the Building, other than Tenant, which each such subtenant or other occupant may be authorized to remove from the Building upon and subject to the terms and conditions of its sublease, (ii) property of contractors servicing the Building, and (iii) improvements for water, gas and electricity and other similar equipment or improvements owned by any public utility company or any governmental agency or body.
