Common use of Building Standards Clause in Contracts

Building Standards. Landlord has established or may establish specifications for certain Building standard components to be used in the construction of the Expansion Improvements in the Expansion Premises. The quality of Expansion Improvements shall be equal to or of greater quality than the quality of such Building standards, provided that Landlord may, at Landlord’s option, require the Expansion Improvements to comply with certain Building standards. Landlord may make changes to said specifications for Building standards from time to time upon no less than thirty (30) days prior written notice to Tenant; provided, however, such changes shall not apply to any elements of the Expansion Improvements that were previously approved by Landlord.

The quality of Expansion Tenant Improvements shall be equal to or of greater quality than the quality of such Building standards, provided that Landlord may, at Landlord’s option, require the Expansion Tenant Improvements to comply with certain Building standards. Landlord may make changes to said specifications for Building standards from time to time upon no less than thirty (30) days prior written notice to Tenant; provided, however, such changes shall not apply to any elements of the Expansion Tenant Improvements that were previously approved by Landlord.
