Common use of Condemnation of Entire Demised Premises Clause in Contracts

Condemnation of Entire Demised Premises. If, during the Initial Term of this Lease or any extension or renewal thereof, the entire Demised Premises or the entire Buildings shall be taken as the result of the exercise of the power of eminent domain (hereinafter referred to as the "Proceedings"), this Lease and all right, title and interest of Tenant hereunder shall cease and come to an end on the date of vesting of title pursuant to such Proceedings. In any taking of the Demised Premises, or any portion thereof, whether or not this Lease is terminated as in this Article provided, Tenant shall not be entitled to any portion of the award for the taking of the Demised Premises or damage to the Improvements, except as otherwise provided in Section 14.3 with respect to the restoration of the Improvements, and Tenant hereby waives any right it now has or may have under present or future law to receive any separate award of damages for its interest in the Demised Promises or any portion thereof, except that Tenant shall have, nevertheless, the limited right to prove in the Proceedings and to receive any award which may be made for damages to or condemnation of Tenant's movable trade fixtures and equipment or alterations to the Demised Premises for which Tenant has directly paid (i.e. not Tenant Improvements paid for with the Tenant Improvements Allowance), for goodwill, and for Tenant's relocation costs in connection therewith.
