Condition of Premises and State Owned Improvements. Lessee accepts the Premises and improvements “as is, where is.” Lessee has inspected the Premises and improvements on the Premises and acknowledges that they are in good and tenantable condition and suitable for the Permitted Use. The State has no obligation to make any repairs, additions, or improvements to the Premises or improvements and expressly disclaims any warranty that they are suitable for such Permitted Use.
