Conditions Precedent in Favour of Vendor. (1) The obligations of the Vendor under this Agreement are subject to the conditions set out in this Section 6.2 which are for the exclusive benefit of the Vendor and all or any of which may be waived, in whole or in part, by the Vendor in its sole discretion by notice given to the Purchaser. The Purchaser will take all actions, steps and proceedings as are reasonably within its control to cause each of such conditions to be performed at or before the time specified for Closing.
