Common use of Consent of Landlord; Ownership Clause in Contracts

Consent of Landlord; Ownership. Tenant shall not make or allow alterations, additions or improvements to the Premises (collectively “Alterations”), including any increasing telecommunication demands or requiring the addition or expansion of Lines dedicated to the Premises without the prior written consent of Landlord. Tenant may not make any Alterations that affect Structural elements. Upon expiration or termination of this Lease, all Alterations shall be removed by Tenant unless: (i) Landlord has approved the Alteration in writing stating that they need not be so removed, or (ii) prior to the end of the Term Landlord, in its sole and subjective discretion, advises Tenant in writing that all or some portion of the Alterations need not be removed and in which cases such Alterations shall become a part of the realty and belong to Landlord. Except as otherwise provided in this Lease, Tenant shall have the right to remove its trade fixtures placed upon the Premises provided that Tenant restores the Premises as indicated below.
