Construction In First Offer Space. Tenant shall take the First Offer Space in its “as is” condition, provided that Landlord shall, at Landlord’s sole cost and expense, separately demise any First Offer Space to be leased by Tenant in accordance with Building standards. The construction of improvements in the First Offer Space shall comply with the terms of Article 8 of this Lease.
