Common use of Construction of Improvements by Contractor Clause in Contracts

Construction of Improvements by Contractor. The Tenant shall independently retain, in accordance with Section 4.1 above, Contractor to construct the Improvements in accordance with the Approved Working Drawings. The Tenant shall pay a logistical coordination fee (the “Landlord Coordination Fee “) to Landlord in an amount equal to five percent (5%) of the total amount of the construction contract and general conditions between the Tenant and the Contractor, which amount represents Landlord’s actual, out of pocket cost of supervising the construction of the Improvements.
