Contracts (Rights of Third Parties) Act 1999. Notwithstanding the provisions of the Contracts (Rights of Third Parties) Act 1999 no part of this Deed shall be enforceable by a third party who is not a party to this Deed (other than parties deriving title to the Site or part thereof) and for the avoidance of doubt the terms of this Deed may be varied by agreement between the Parties without the consent of any third party being required.
