Costs and duty. 7.3.1 The Tenant must pay the following costs and expenses (where applicable) incurred by the Landlord in connection with: (a) registration fees; (b) any costs associated with the transfer or early surrender of the Lease (including penalties and fees); (c) any assignment, sublease, licence, mortgage or other encumbrance permitted under this Lease, or any transactions or dealings that this Lease contemplates; (d) any sublease, licence, mortgage or other encumbrance permitted under this Lease, or any transactions or dealings that this Lease contemplates; (e) any works or alterations carried out by the Tenant or the Tenant’s Employees and Agents, including: (i) the Landlord’s architect’s or consultant’s fees;‌ (ii) costs and expenses incurred by the Landlord in considering and approving those works; and (iii) costs and expenses incurred by the Landlord in modifying or varying the Building because of those works; and (f) any breach of this Lease by the Tenant or the Tenant’s Employees and Agents, and the enforcement or protection, or attempted enforcement or protection, of any right under this Lease, including the Landlord’s legal or consultant’s fees including the Landlord’s legal or consultant’s fees. 7.3.2 Each party otherwise pays its own costs of entering into this Lease.
