Costs of Construction. Except as provided in --------------------- subsections 3.8, 3.9, and 7.5.10, the entire cost and expense of constructing any and all improvements on the Premises, including without limitation any and all on and off-site improvements required by applicable governmental authorities under applicable zoning ordinances or as a condition to parcel or final map approvals, shall be borne and paid by Developer, or its subtenants, and Developer shall hold and save Landlord and the Premises harmless from any liability whatsoever on account thereof.
