Common use of COSTS SHALL BE DEDUCTED FROM RENT BY TENANT Clause in Contracts

COSTS SHALL BE DEDUCTED FROM RENT BY TENANT. All improvements made by Tenant to the said premises shall become the property of the Landlord. Locks/Deadbolts shall not be changed without the expressed permission of the Landlord. Tenant is directly responsible for any damage caused by Xxxxxx's appliances and/or furniture. Tenant is responsible for changing HVAC filters, reporting any water leaks, lighting pilot lights(gas fireplace), checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants will be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknowledges that Xxxxxx has inspected the premises and agrees that the premises and any common areas are safe, fit and habitable condition. Tenant acknowledges receipt of instructions of smoke detector operation. Tenant agrees that excessive nail holes, and/or holes larger than a toothpick, and/or the use of improper or excessive devices to hang pictures or attach items to walls, ceilings or floors, and/or the improper patching of nail holes shall be considered damage to the property. Tenant MUST GET prior approval in writing in order for any paint color changes or to install anything that requires screws or anchors for hanging. Furthermore, tenant agrees not to attempt "touch-up" paint on any walls. If, after move-out inspection, any improper patching, improper hanging devices, mismatched paint, unapproved paint color changes or excessive nails holes are discovered to have taken place during the lease term, the damage will be corrected at the Tenant's expense.

Tenant agrees that any wall needing paint due to nail holes or Tenant caused damage, shall be painted from corner to corner at the Tenants expense. If, after move-out inspection, any improper patching, improper hanging devices, mismatched paint, unapproved paint color changes or excessive nails holes are discovered to have taken place during the lease termdiscovered, the damage will be corrected at the Tenant's expense.

Locks/Deadbolts knobs/deadbolts, both interior and exterior, shall not be changed changed, added, or altered without the expressed permission prior written consent of the Landlord. Tenant agrees to be responsible for and make at Tenant’s expense all routine maintenance and minor housekeeping repairs, including but not limited to: replacing burned out light bulbs with equivalent bulbs, changing water filters; reporting water leaks; checking for and resetting tripped breakers; maintaining batteries in smoke detectors; cleaning dryer lint trap after each use; keeping kitchen/bathroom/tub/shower drains, dishwashers, garbage disposals and toilets clear of blockages including but not limited to hair, grease, flushable wipes, foreign objects, etc. Tenant may be held liable for any service calls that are unwarranted and/or caused by Tenant misuse or negligence, for damages resulting from unreported problems, and/or service calls or damage to HVAC systems caused by dirty or missing filters. Tenant is directly responsible for any damage caused by Xxxxxx's ’s personal belongings, appliances and/or furniture. Tenant is responsible for changing HVAC filters, reporting any water leaks, lighting pilot lights(gas fireplace), checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants will be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknowledges that Xxxxxx has inspected the premises upon possession and agrees that the premises and, if applicable, and any common areas are safe, fit fit, and in habitable conditioncondition and shall report any problem within three (3) days of possession. Tenant acknowledges receipt of instructions of smoke detector operation. is responsible for all financial damage caused by the Tenant agrees that excessive nail holes, and/or holes larger than a toothpick, and/or the use of improper or excessive devices allowed to hang pictures or attach items to walls, ceilings or floors, and/or the improper patching of nail holes shall be considered damage to the property. Tenant MUST GET prior approval in writing in order for any paint color changes or to install anything that requires screws or anchors for hanging. Furthermore, tenant agrees not to attempt "touch-up" paint on any walls. If, after move-out inspection, any improper patching, improper hanging devices, mismatched paint, unapproved paint color changes or excessive nails holes are discovered to have taken place during the lease term, the damage will be corrected at occur by the Tenant's expense. These include all fees, fines, penalties, or other financial obligations charged by local law/code enforcement or any applicable Homeowner’s Association (HOA), even if such regulations are not included in this Residential Rental Lease Agreement. These may include, but are not limited to issues related to parking, decorations, lawn care, noise, utility payments, etc.
