COVENANTS OF LANDLORD'S AUTHORITY AND QUIET ENJOYMENT. Landlord represents and covenants that (a) prior to commencement of the Lease Term, it will have either good title to or a valid leasehold interest in the land and Building of which the Premises form a part, and (b) upon performing all of its obligations under this Lease, Tenant shall peacefully and quietly have, hold and enjoy the Premises for the Lease Term.
