DEED/MARKETABLE TITLE. Upon performance by Buyers, Seller shall execute and deliver a Limited Warranty Deed, conveying good and marketable title of record to Buyers as tenants in common, subject to only to the following exceptions (collectively, “Permitted Exceptions”):
A. Building and zoning laws, ordinances, state and federal regulations;
B. Exceptions to title which constitute encumbrances, restrictions, or easements of record;
C. Exceptions to title not of record which are disclosed to Buyers and approved by Buyers;
D. Matters disclosed in any survey of the Property or which a correct survey of the Property would show; and E. Property Taxes and Assessments.
DEED/MARKETABLE TITLE. Upon performance by Xxxxx, Seller shall execute and deliver a Warranty Deed conveying marketable title, subject to:
(A) Building and zoning laws, ordinances, state and federal regulations;
(B) Restrictions relating to use or improvement of the property without effective forfeiture provisions;
(C) Reservation of any mineral rights by the State of Minnesota;
(D) Utility and drainage easements which do not interfere with existing improvements;
(E) Exceptions to title which constitute encumbrances, restrictions or easements which have been disclosed to Buyer and accepted by Buyer in this Purchase Agreement; (MUST BE SPECIFIED IN WRITING).
DEED/MARKETABLE TITLE. DEED/MARKETABLE TITLE. Subject to performance by Xxxxx, Xxxxxx agrees to execute and deliver a Quit Claim Deed conveying marketable fee simple title to the Property to Buyer, free and clear of any mortgages, liens or encumbrances other than matters created by or acceptable to Buyer, subject only to the following exceptions:
i. Building and zoning laws, ordinances, state and federal regulations;
ii. Reservation of minerals or mineral rights to the State of Minnesota, if any; and
iii. Public utility and drainage easements of record which will not interfere with Xxxxx’s intended use of the Property.
DEED/MARKETABLE TITLE. Subject to performance by Xxxxx, Xxxxxx agrees to execute and deliver a Quit Claim Deed conveying marketable title to the Property to Buyer, subject only to the following exceptions:
a. Building and zoning laws, ordinances, state, and federal regulations; and
b. Reservation of minerals or mineral rights to the State of Minnesota, if any.
DEED/MARKETABLE TITLE. Upon performance by Xxxxx, Seller shall execute and deliver a Limited Warranty Deed conveying marketable title of record, subject to:
A. Reservations of minerals or mineral rights by the State of Minnesota, if any;
B. Building and zoning laws, ordinances, state and federal regulations; and
C. Any other matters consented to by Xxxxx in writing or not timely objected to by Xxxxx.
DEED/MARKETABLE TITLE. Upon performance by Xxxxx, Seller shall deliver a: (Check one.) joined in by spouse, if any, conveying marketable title, subject to ▪ building and zoning laws, ordinances, state and federal regulations; ▪ restrictions relating to use or improvement of the Property without effective forfeiture provisions; ▪ reservation of any mineral rights by the State of Minnesota; ▪ utility and drainage easements which do not interfere with any existing improvements; and ▪ all other items of record.
DEED/MARKETABLE TITLE. Subject to performance by the Buyer, the Seller agrees to execute and deliver a Receiver Deed conveying marketable title to said premises subject only to the following exceptions: (a) Building and zoning laws, ordinances, State and Federal regulations. (b) Restrictions relating to use of or improvement of the premises without effective forfeiture provision. (c) Reservation of any minerals or mineral rights to the State of Minnesota. (d) utility and drainage easements which do not interfere with the present improvements.
DEED/MARKETABLE TITLE. Subject to performance by Xxxxx, Xxxxxx agrees to execute and deliver at the time of closing a warranty deed conveying marketable title to said Property, subject only to the following exceptions:
(a) Building and zoning laws, ordinances, state and federal regulations;
(b) Reservation of any mineral rights by the State of Minnesota;
(c) Utility and drainage easements which do not interfere with existing improvements.
DEED/MARKETABLE TITLE. Subject to performance by Xxxxx, Sellers agree to execute and deliver a Quit Claim Deed conveying marketable fee simple title to the Property to Buyer to deliver the same, free and clear of any mortgages, liens or encumbrances other than matters created by or acceptable to Buyer, subject only to the following exceptions:
