Common use of Default by Tenant/Events Clause in Contracts

Default by Tenant/Events. Defaults by Tenant are (a) failing to pay Rent within ten (10) days after receipt of written notice from Landlord, (b) failing to keep or perform any provision of this Lease, other than the payment of Rent required to be kept or performed by Tenant within thirty (30) days after receipt of written notice from Landlord, (c) the filing of an involuntary petition of bankruptcy against Tenant or the appointment of a receiver for all or substantially all the property of Tenant and such petition or order shall not be dismissed or stayed within ninety (90) days after the filing or entry thereof, or (d) if Tenant makes an assignment of all or substantially all of its property for the benefit of creditors or files a voluntary petition of bankruptcy.
