Common use of Delinquent Rent Clause in Contracts

Delinquent Rent. If Tenant shall fail to pay any Rent within ten (10) days of when the same is due and payable hereunder, the unpaid amount shall bear interest from the due date thereof to the date of payment at the rate of 1-1/2% per month; provided, however, that if such rate is higher than the maximum rate of interest allowed under applicable law, the interest payable hereunder shall be the maximum rate allowed.

The amounts payable hereunder shall be the maximum rate allowedin addition to, and not in limitation of, other remedies available under this Lease or by law.
