Common use of Delinquent Rent Clause in Contracts

Delinquent Rent. If Tenant shall fail to pay any Rent within ten (10) days of when the same is due and payable hereunder, the unpaid amount shall bear interest from the due date thereof to the date of payment at the rate of 1-1/2% per month; provided, however, that if such rate is higher than the maximum rate of interest allowed under applicable law, the interest payable hereunder shall be the maximum rate allowed.

Delinquent Rent. If Tenant shall fail to does not pay Rent or any Rent other amount due within ten (10) days of when the same is due and payable hereunder, the unpaid amount shall bear interest from the due date thereof on which it is due, Tenant shall pay, in addition to the date of payment such amount, interest on such amount at the rate of 1-1/2% per month; provided, however, that if such rate is higher than 1 ½% or the maximum rate of interest amount allowed under by applicable law, per month from the interest date on which the Rent or other amount was due, until all such amounts are paid in full. The amounts payable hereunder shall be the maximum rate allowedin addition to, and not in limitation of, other remedies available under this Lease or by law.
