Proration of Rent. In the event of commencement or termination of this lease at a time other than the beginning or end of one of the specified rental periods, then the rent shall be prorated as of the date of commencement or termination and in the event of termination for reasons other than default, all prepaid rent shall be refunded to Tenant or paid on its account.
Proration of Rent. If the Commencement Date is not the first day of the month, or if the end of the Term is not the last day of the month, Rent shall be prorated on a monthly basis for the fractional month during the month which this Lease commences or terminates. The termination of this Lease shall not affect the obligations of Landlord and Tenant pursuant to Subsection 5.c. which are to be performed after the termination.
Proration of Rent. If this Lease is terminated under this Article 16, the termination shall be effective on the Termination Date, and Landlord shall prorate Rent to that date. Tenant shall be obligated to pay Rent for the period up to, but not including, the Termination Date as prorated by Landlord. Landlord shall return to Tenant prepaid Rent allocable to any period on or after the Termination Date.
Proration of Rent. For the month in which the Commencement Date occurs, in lieu of the Base Monthly Rental, Tenant will pay Landlord an amount equal to the $54,109.59 multiplied by the number of days remaining in the month from, after and including the Commencement Date. Thereafter, Rent shall be payable in accordance with the terms of Section 3.1. The total consideration for the term of this Lease shall be increased by the amount of the installment required by this Section 3.2.
Proration of Rent. If this Lease starts or ends during a rental period, Rent and Additional Rent shall be prorated as of such date using a 30-day month and a 360-day year. Upon termination other than for default, prepaid rent shall be refunded, if applicable.
Proration of Rent. If the Commencement Date is not the first day of a calendar month, or if the end of the Term is not the last day of a calendar month, Base Rent payable by Tenant pursuant to Section 4, and Operating Expenses payable by Tenant pursuant to Section 5, shall be prorated on a daily basis (based upon a thirty (30) day month) for such fractional month. If any date on which Base Rent is to be adjusted hereunder is not the first day of a calendar month, Base Rent payable by Tenant pursuant to Section 4 for such calendar month shall be prorated on a daily basis (based on the number of days in such month) to take into account the differing Base Rent rates. The termination of this Lease shall not affect the obligations of Landlord and Tenant pursuant to Section 5.c. which are to be performed after the termination.

Proration of Rent. In the event that this lease commences on other than the first day of a month, Tenant shall, together with the second month's rent pay to the Landlord the prorated rent for the portion of the month, if any, preceding the first full calendar month of the term of this lease.
Proration of Rent. Upon cancellation or termination for any reason Rent shall not be pro-rated unless specifically stipulated elsewhere in this document.
Proration of Rent. If the Term begins on a day other than the first (1st) calendar day of a month, or if the Term ends on other than the last calendar day of a month, the Lessee shall pay an amount equal to the then effective monthly Base Rent and any additional rent multiplied by the number of days of such month within the Term and divided by the number of calendar days in such month.
