Common use of Design Drawings Clause in Contracts

Design Drawings. Within ninety (90) Working Days from execution --------------- of the Lease, Tenant shall submit to Landlord four (4) sets of prints of design drawings, specifying the intended design, character and finishing of the Improvements within the Leased Premises, in the Building or on the Property. Such package shall include separate drawings for signs in accordance with Landlord's sign criteria. The design drawings shall set forth the requirements of Tenant with respect to the installation of the Improvements within the Leased Premises, in the Building or on the Property, and such drawings shall include, without limiting their scope, a Tenant approved space plan, architectural design of the space, including office front, plans, elevations, sections, and renderings indicating materials, color selections and finishes. (i) After receipt of design drawings, Landlord shall return to Tenant one set of Prints of design drawings with Landlord's suggested modifications and/or approval. If, upon receipt of approved design drawings bearing Landlord's comments, Tenant wishes to take exception thereto, Tenant may do so in writing, by certified mail addressed to Landlord, within five (5) Working Days from the date of receipt of Landlord's comments on the design drawings. Unless such action is taken, Tenant will be deemed to have accepted and approved all of Landlord's comments on the design drawings. (ii) If design drawings are returned to Tenant with comments, but not bearing approval of Landlord, the design drawings shall be immediately revised by Tenant and resubmitted to Landlord for approval within ten (10) Working Days of their receipt by Tenant.

Design Drawings. Within ninety Landlord shall cause to be prepared all drawings for the Building and the Tenant Finish Out depicted on the Preliminary Drawings, including, without limitation, working drawings, construction drawings, electrical, plumbing and mechanical drawings and specifications necessary to construct the Building and the Tenant Finish Out (90) Working Days from the "Design Drawings"). The initial Design Drawings shall be delivered to Tenant as soon as reasonably practicable after the execution --------------- of this Lease. Tenant shall notify Landlord whether it approves of the Leasesubmitted Design Drawings within seven (7) days after Landlord's submission thereof. If Tenant disapproves of such Design Drawings, then Tenant shall submit to notify Landlord four (4) sets of prints of design drawings, thereof specifying in detail the intended design, character and finishing of the Improvements within the Leased Premisesreasons for such disapproval, in the Building or on the Property. Such package shall include separate drawings for signs in accordance with Landlord's sign criteria. (i) After receipt of design drawingswhich case, Landlord shall return correct the submitted Design Drawings and deliver them to Tenant one set of Prints of for its approval within three (3) days after Landlord receives Tenant's notice disapproving the submitted design drawings with Landlord's suggested modifications and/or approvalDrawings. IfTenant shall have three (3) days to approve or disapprove the resubmitted Design Drawings, upon receipt of approved design drawings bearing Landlord's comments, Tenant wishes to take exception thereto, Tenant may do so in writing, by certified mail addressed to Landlord, within and Landlord shall have five (5) Working Days from the date of receipt of Landlord's comments on the design drawingsdays to correct any such resubmitted Design Drawings disapproved by Tenant. Unless such action is taken, Tenant will be deemed to have accepted and approved all of Landlord's comments on the design drawings. The design drawings shall set forth the requirements of Tenant with respect to the installation of the Initial Improvements within the Leased Premises, in the Building or on the Property, and such drawings shall include, without limiting their scope, a Tenant approved space plan, architectural design of the space, including office front, plans, elevations, sections, and renderings indicating materials, color selections and finishes. (i) After receipt of design drawings, Landlord shall return to Tenant one set of Prints of design drawings with Landlord's suggested modifications and/or approval. If, upon receipt of approved design drawings bearing Landlord's comments, Tenant wishes to take exception thereto, Tenant may do so in writing, by certified mail addressed to Landlord, within five (5) Working Days from the date of receipt of Landlord's comments on the design 45 drawings.
