Common use of Design Load Adjustment Clause in Contracts

Design Load Adjustment. a. The Base Unit Rate for VAC service has been developed in part from the Design Criteria which also includes heat rejection up to 36 BTU’s per hour per square feet of Leased Premises. The Base Unit Rate shall be increased by two and one half percent (2.5%) or the fraction thereof for each BTU per square foot or fraction thereof in excess of the maximum identified above, all as determined by Landlord or Landlord’s energy services consultant.

Design Load Adjustment. a. The Base Unit Rate for VAC service has been developed in part from the Design Criteria which also includes a maximum electrical heat rejection up to 36 BTU’s producing load of 27 BTU per hour per square feet of Leased Premisesfoot or 8 xxxxx per square foot. The Base Unit Rate shall be increased by two and one half ten percent (2.510%) or the fraction thereof for each BTU watt per square foot or fraction thereof in excess of the maximum identified aboveeight (8) xxxxx per square foot, all as determined by Landlord or Landlord’s energy services consultant.

The Base Thx Xxxe Unit Rate shall be increased by two and one half thereof for each watt per square foot or maximum six (6) watts per square foot, Engineer. ten percent (2.510%) or the fraction thereof for each BTU per square foot or fraction thereof in excess of the maximum identified above, all as determined by Landlord or Landlord’s energy services consultant.'s

The Base Unit Rate shall be increased by two and one half ten percent (2.510%) or the fraction thereof for each BTU watt per square foot of gross leasable floor area or fraction thereof in excess of the maximum identified abovefive (5) xxxxx per square foot of floor area, all as determined by Landlord or Landlord’s energy services consultant.
