Design Load Adjustment. a. The Base Unit Rate for VAC service has been developed in part from the Design Criteria which also includes heat rejection up to 36 BTU’s per hour per square feet of Leased Premises. The Base Unit Rate shall be increased by two and one half percent (2.5%) or the fraction thereof for each BTU per square foot or fraction thereof in excess of the maximum identified above, all as determined by Landlord or Landlord’s energy services consultant.
