Common use of Destruction/Damage Clause in Contracts

Destruction/Damage. If the Premises are destroyed or damaged due to any cause whatsoever to such an extent as to be rendered unfit for use or if the Property is totally destroyed or if any part or parts of the Property are so destroyed or damaged as to render the Property substantially unfit for use and if repair and reinstatement are in the opinion of the Licensor impracticable or undesirable then at the option of the Licensor this Licence will terminate as from the date of such destruction or damage but without releasing the Licensee from liability for Licence Fee and other money up to that date or for any previous breach of this Licence.
