EFFECT OF CONVEYANCE. If during the Term of this Lease, Landlord conveys its interest in the Premises, or this Lease, then from and after the effective date of such conveyance, Landlord shall be released and discharged from any and all further obligations and responsibilities under this Lease, provided that the new Landlord assumes the obligations and responsibilities of the Landlord, whether in writing or operation of law.,
