Effect of Non-Interfering Partial Taking. Eminent domain proceedings resulting in condemnation of part of the Leased Premises that leave the rest usable by Tenant without any significant operational disadvantages or interference for purposes of the business for which the Leased Premises are being used, will not terminate this Lease. The effect of partial condemnation will be to terminate the Lease as to the portion of the Leased Premises condemned and to reduce proportionately the Rent.
