Effect of Waiver by Landlord. The failure of the Landlord to insist upon the strict performance of any covenant of this Lease shall not be deemed to constitute a waiver of such covenant, and the waiver by the Landlord of any breach of this Lease shall not be deemed a waiver of any future or other breach. The receipt and acceptance by the Landlord of Rent or other monies due hereunder with knowledge of any breach of this Lease by the Tenant shall not be deemed a waiver of such breach. No waiver by the Landlord shall be effective unless made in writing.
Effect of Waiver by Landlord. (a) The failure of the Landlord to insist upon the strict performance of any covenant of this Lease shall not waive such covenant, and the waiver by the Landlord of any breach of any covenant of this Lease shall not waive such covenant in respect of any future or other breach.
