Effectiveness of Leases. All leases of Real Property are currently in full force and effect and are valid and enforceable in accordance with their respective terms under all applicable laws. Seller is in compliance with all of the material requirements and obligations under all such leases. There is no assertion or claim pending, or to the best of Seller's knowledge threatened, by any party that Seller is in default or otherwise not in compliance with all such leases.
