ELECTRICITY SUBSTATION. The right of access to and egress from the electricity substation adjacent to the Premises on the Estate on reasonable prior notice (save in emergency), provided that in exercising this right the Tenant shall comply with the Landlord's reasonable security arrangements and allow the Tenant's representative to be accompanied by a representative of the Landlord if the Landlord so requires (save in an emergency).
