Enforcement of repairing obligations. If the Landlord notifies the Tenant of the Tenant’s failure to Redecorate, repair, replace or clean the Premises in accordance with this Lease and the Tenant fails to rectify the default within a reasonable time the Landlord may elect to do those works or satisfy that obligation and will be entitled to claim any Cost incurred from the Tenant.
