Entry and Inspections. 3.8.1 Upon being giving not less than 24 hours prior notice (except in the case of emergency when no notice shall be required), to permit the Landlord or the Landlord's contractors to enter upon the Premises at all reasonable times: (a) To examine the state and condition of the Premises; (b) For the purposes of repairing the Premises or carrying out any structural or other necessary repairs to [either] the Premises [or the Building] that can only be carried out by having access to the Premises; (c) To view the Premises at reasonable hours in the day time with prospective Tenants or purchasers of the Premises.
