Common use of Excluded Expenses Clause in Contracts

Excluded Expenses. Notwithstanding anything herein contained and for the avoidance of any doubt, the Management Expenses payable by the Owners in accordance with this Deed shall not include:- (a) Any sum attributable or relating to the cost of completing the construction of the Land and the Building or any part thereof which sums shall be borne solely by the First Owner; (b) All existing and future Government rents (if apportioned or separately assessed), taxes, rates, assessments, property tax, water rates (if separately metered) and outgoings of every description for the time being payable in respect of any Unit which shall be borne by the Owner for the time being thereof; (c) The expenses for keeping in good and tenantable repair and condition the interior fixtures and fittings, windows, sealant of the windows, railing of the balconies, utility platforms, platform(s) designated for placing air-conditioner(s) and doors of any part of the Building together with the plumbing, electrical installations, plant, equipment, apparatus or services thereof not forming part of the Common Areas and Facilities which shall be borne solely by the Owner or Owners for the time being thereof.

Notwithstanding anything herein contained and for the avoidance of any doubt, the Management Expenses payable by the Owners in accordance with this Deed shall not include:- (a) Any sum attributable or relating to the cost of completing the construction of the Land and the Building or any part thereof which sums shall be borne solely by the First Owner; (b) All existing and future Government rents (if apportioned or separately assessed), taxes, rates, assessments, property tax, water rates (if separately metered) and outgoings of every description for the time being payable in respect of any Unit which shall be borne by the Owner for the time being thereof; (c) The expenses for keeping in good and tenantable repair and condition the interior fixtures and fittings, windows, sealant of the windows, railing of the balconies, utility platforms, platform(s) above any projecting bay window designated for placing air-conditioner(s) and doors of any part of the Building together with the plumbing, electrical installations, plant, equipment, apparatus or services thereof not forming part of the Common Areas and Facilities which shall be borne solely by the Owner or Owners for the time being thereof.

Notwithstanding anything herein contained and for the avoidance of any doubt, the Management Expenses payable by the Owners in accordance with this Deed shall not include:-include :- (a) Any sum attributable or relating to the cost of completing the construction of the Land and the Building Development or any part thereof which sums shall be borne solely by the First Owner; (b) All existing and future Government rents (if apportioned or separately assessed), taxes, rates, assessments, property tax, water rates (if separately metered) and outgoings of every description for the time being payable in respect of any Unit which shall be borne by the Owner for the time being thereof; (c) The expenses for keeping in good and tenantable repair and condition the interior fixtures and fittings, windows, sealant of the windows, railing and balustrades of the balconies, utility platforms, platform(s) flat roofs, roofs and platforms designated for placing air-conditioner(s), Noise Mitigation Measures installed within a Residential Units including (i) fixed glazing (with or without maintenance windows) and (ii) solid parapet walls and sound absorption materials in balconies and/or flat roofs, windows on curtain walls enclosing a Residential Unit and doors of any part of the Building Development together with the plumbing, electrical installations, plant, equipment, apparatus or services thereof not forming part of the Common Areas and Facilities which shall be borne solely by the Owner or Owners for the time being thereof.
