Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Office Building Project, or of the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. (a) Lessee hereby agrees that Lessor and its agents shall not be liable for injury to Lessee's ’s business or any loss of income therefrom or for damage to the goods, wares, merchandise merchandise, or other property of Lessee, Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction obstruction, or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting light fixtures, or from any other cause, cause whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee, except to the extent caused by the gross negligence or willful misconduct of the Lessor. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's agents, employees, inviteescontractors, customers, suppliers, shippers, licensees or invitees, or any other person in in, upon or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's agents, employees, agents contractors, customers, suppliers, shippers, licensees or contractorsinvitees, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseeLessee, occupant or other user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerpremises are located.

Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources of the equipment, fixtures or places appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee 16.1 LESSEE hereby agrees that Lessor LESSOR shall not be liable for injury to LesseeLESSEE's business or any loss of income therefrom or for damage to or the theft of the goods, wares, merchandise or other property of LesseeLESSEE, LesseeLESSEE's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterLEASED PREMISES, nor shall Lessor LESSOR be liable for injury to the person of LesseeLESSEE, LesseeLESSEE's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or conditioning, lighting fixtures, windows, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises LEASED PREMISES or upon other portions of the Industrial Centerbuilding of which the LEASED PREMISES are a part, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to LesseeLESSEE. Lessor Notwithstanding the foregoing, the LESSOR shall be liable for injuries or damages resulting from the negligence of LESSOR or its agents. LESSOR shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterLEASE PREMISES are located.

Exemption of Lessor from Liability. Inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or to other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or to lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Office Building Project, or of the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or to neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Office Building Project, or of the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeinaccessible. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Subject to paragraph 8.7 above, Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise merchandise, or other property of Lessee, . Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is injuries caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or Premises, upon other portions of the Industrial CenterBuilding, or from other sources or places and regardless of whether the cause of such damage or injury or the means of or repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user tenant of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterBuilding.

Exemption of Lessor from Liability. Lessee hereby agrees that unless ---------------------------------- caused by Lessor's negligence or willful misconduct, Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom therefrom, or for damage damages to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractorscontractors (except as may be caused by negligence by engineering design), and whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning mechanical systems, or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises Premises, or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places and regardless of whether unless the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. In connection with Lessor's repairs, alterations, replacements or improvements to the Premises, Lessor shall not suspend any utility services to the Premises during Lessee's normal business hours, except as may be necessary in an emergency. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources or places and regardless of whether the cause of such damage places, or injury from new construction or the means repair, alteration or improvement of any part of the Office Building Project, or of the equipment, of repairing the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury Injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible Inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseeLessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lesseelessee, Lessee's employees, invitees, customers, customers or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor lessor be liable for injury to the person of Lessee, . Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, building of which the Premises are a party or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseelessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, customers or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, contractors whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage sources or injury results places, or from conditions arising upon new construction or the Premises repair, alteration or upon other portions improvement of any part of the Industrial CenterOffice Building Project, or from other sources or places fixtures appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's ’s business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, gas water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or 11 injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.. Exemption of Lessor from Liability. Unless caused by Lessor's negligence, Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, customers or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, building of which the Premises are a part or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. A. Except to the extent occurring as a result of the gross negligence or willful misconduct of the Lessor or its contractors, subcontractors and employees or the breach of this Agreement by Lessor, or as otherwise provided elsewhere in this Lease, Lessee hereby agrees that Lessor and its agents shall not be liable for injury to Lessee's Lxxxxx’s business or any loss of income therefrom or for damage to the goods, wares, merchandise merchandise, equipment or other property of Lessee, Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction obstruction, or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting light fixtures, or from any other cause, cause whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterBuilding, or from other portions of the Project, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user lessee of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterProject.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's ’s business or any loss of income therefrom or for damage to the goods, wares, merchandise merchandise, or other property of Lessee, Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents agents, or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water water, or rain, or from the breakage, leakage, obstruction obstruction, or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning conditioning, or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant occupant, or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center. The foregoing exemption of Lessor from liability shall not extend to any liability of Lessor arising out of the gross negligence or willful misconduct of Lessor or Lessor’s employees or agents.

Exemption of Lessor from Liability. Lessee hereby agrees that ---------------------------------- Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning conditioning, or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterPremises, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Subject to Paragraph 8.7, the foregoing shall not limit Lessor's liability for injuries to natural persons or damage to property to the extent caused by the sole active negligence or willful misconduct of Lessor, its employees, agents or contractors. Notwithstanding Lessor's negligence or breach of this Lease, Lessor shall not under no circumstances be liable for injury to Lessee's business or for any damages arising from any act loss of income or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerprofit therefrom.

Exemption of Lessor from Liability. Lessee LESSEE hereby agrees that Lessor LESSOR shall not be liable for injury to Lessee's LESSEE'S business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of LesseeLESSEE, Lessee's LESSEE'S employees, invitees, customers, or any other person in or about the Premises or the Industrial Centerpremises; nor, nor unless through its negligence, shall Lessor LESSOR be liable for injury to the person of LesseeLESSEE, Lessee's LESSEE'S employees, agents or contractorscontractors and invitees, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises premises or upon other portions of the Industrial Centerbuilding of which the premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to LesseeLESSOR or LESSEE. Lessor LESSOR shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerpremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise merchandise, or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents agents, or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water water, or rain, or from the breakage, leakage, obstruction obstruction, or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning conditioning, or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant occupant, or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center. The foregoing exemption of Lessor from liability shall not extent to any liability of Lessor arising out of the gross negligence or willful misconduct of Lessor or Lessor's employees or agents.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's ’s business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, cause whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterPremises, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Office Building Project, or of the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for from damage to the goods, wares, merchandise or other the property of Lessee, . Lessee's employees, employees invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable (EXCEPT TO THE EXTENT CAUSED BY THE WILLFUL ACTS OF LESSOR, ITS AGENTS, EMPLOYEES, OR CONTRACTORS, OR AS A RESULT OF A DEFAULT BY LESSOR OF ITS OBLIGATIONS UNDER THIS LEASE) for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor ---------------------------------- shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, invitee customers, or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, employees agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, fixture or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources cause or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeinaccessible. Lessor shall not be liable for any damages arising from any act injury to Lessee's business or neglect loss of any income or damage to the goods, wares, merchandise or other lessee, occupant or user property of Lessee which arises as the Industrial Center, nor from the failure sole and proximate result of Lessor to enforce the provisions of any other lease of the Industrial CenterLessor's Gross negligence.

Exemption of Lessor from Liability. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial CenterOffice Building Project, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterOffice Building Project, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Office Building Project, or of the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing ________ the same is inaccessible to Lessee. inaccessible, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of any other lessee of the Industrial CenterOffice Building Project.

Lessee's ’s employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's ’s employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Lessee hereby agrees that Except for situations arising proximately from or out of Lessor's willful misconduct and/or breach of this Lease, Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the person or goods, wares, merchandise or other property of Lessee, of Lessor in Lessee's Premises , or of Lessee's employees, contractors, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractorsPremises, whether such damage or injury is caused by bar or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, fire sprinklers,, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said injury or damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial CenterBuilding of which the Premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeaccessible or not. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user lessee of the Industrial Center, Lessor nor from the failure of by Lessor to enforce the provisions of any other lease in the Project. Notwithstanding Lessor's negligence or breach of the Industrial Centerthis Lease, Lessor shall under no circumstances be liable for injury to Lessee's business or for any loss of income or profit therefrom.

Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for loss of or damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from theft, fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of or pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises premises or upon other portions of the Industrial Center, or from other sources or places places, or from new construction or the repair, alteration or improvement of any part of the Industrial Center, or the equipment, fixtures or appurtenances applicable thereto, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeinaccessible. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or for any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, customers or any other person in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, light fixtures or from any other cause, cause whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, building of which the Premises are apart or from other sources or places of places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user occupant, if any, of the Industrial Centerbuilding in which the Premises are located. It shall be the sole obligation of Lessee to insure its property, nor trade fixtures and equipment located on the Premises from the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerand all loss or damage.

Exemption of Lessor from Liability. Except to the extent caused by Lessor's and Lessor's employess, agents, contractors and servants, Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, or any other person customers in or about the Premises or the Industrial CenterPremises, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, contractors whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant if any, occupant or user of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.Premises are located. In addition, Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial CenterOffice Building Project, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerlease.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of Lessee, Lessee's employees, invitees, customers, customers or any other person persons in or about the Premises or the Industrial Center, Center nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects detects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lessee. Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Exemption of Lessor from Liability. Lessee hereby agrees that Lessor shall not be liable for injury to Lessee's business or any loss of income therefrom or damage except for damage caused by Lessor's gross negligence or willful misconduct and to the extent such loss is not covered by insurance provided for in this lease * to the person or goods, wares, merchandise or other property of Lessee, Lessee's employees, contractors, invitees, customers, or any other person in or about the Premises or the Industrial Center, nor shall Lessor be liable for injury to the person of Lessee, Lessee's employees, agents or contractorsPremises, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water water, or rain, or from the breakage, leakage, obstruction or other defects of pipes, fire sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether the said injury or damage or injury results from conditions arising upon the Premises or upon other portions of the Industrial Centerbuilding of which the Premises are a part, or from other sources or places places, and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to Lesseeaccessible or not. Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant of Lessor. Notwithstanding Lessor's negligence or breach of this Lease, occupant Lessor shall under no circumstances be liable for injury to Lessee's business or user for any loss of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Centerincome or profit therefrom.

Lessor shall not be liable for any damages arising from any act or neglect of any other lessee, occupant or user of the Industrial Center, nor from the failure of Lessor to enforce the provisions of any other lease of the Industrial Center.

Lessor shall not be liable for any damages arising from any act or neglect of any other lesseetenant, occupant or user if any, of the Industrial Center, nor from building in which the failure of Lessor to enforce the provisions of any other lease of the Industrial CenterPremises are located.

Exemption of Lessor from Liability. Lessee LESSEE hereby agrees that Lessor LESSOR shall not be liable for injury to Lessee's LESSEE'S business or any loss of income therefrom or for damage to the goods, wares, merchandise or other property of LesseeLESSEE, Lessee's LESSEE'S employees, invitees, customers, or any other person in or about the Premises PREMISES or the Industrial Center, nor shall Lessor LESSOR be liable for injury to the person of LesseeLESSEE, Lessee's LESSEE'S employees, agents or contractors, whether such damage or injury is caused by or results from fire, steam, electricity, gas, water or rain, or from the breakage, leakage, obstruction or other defects of pipes, sprinklers, wires, appliances, plumbing, air conditioning or lighting fixtures, or from any other cause, whether said damage or injury results from conditions arising upon the Premises PREMISES or upon other portions of the Industrial Center, or from other sources or places and regardless of whether the cause of such damage or injury or the means of repairing the same is inaccessible to LesseeLESSEE. Lessor LESSOR shall not be liable for any damages arising from any act or neglect of any other lesseeLESSEE, occupant or user of the Industrial Center, nor from the failure of Lessor LESSOR to enforce the provisions of any other lease LEASE of the Industrial Center.
