EXPIRY OF THE TENANCY. 7.1 On the expiry of the this Tenancy (howsoever determined) the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean and the Contents to the Landlord in the condition required by this Agreement and further to deliver up the keys and access fob to the Landlord and to remove all personal effects and belongings from the Room Flat Studio or Building by no later than 12 noon on the relevant tenancy termination date. (provided that if a key or access fob is not returned by that deadline then the charges referred to in clause 3.2.14 will apply.) 7.2 The Tenant shall remove all personal possessions from the Room Flat Studio or Building once the Tenancy has ended. If any of the Tenant’s personal possessions are left in the Room Flat Studio or Building or if their bicycle is left in the designated bicycle area after the Tenancy has ended the Tenant will be responsible for meeting all reasonable removal and storage costs. The Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain the Tenant’s liability. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of the Landlord’s intention to recover possession of the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an end

EXPIRY OF THE TENANCY. 7.1 On 12.1. At the expiry end of the fixed term granted by this Tenancy (howsoever determined) Tenancy, the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean Property and the Contents to the Landlord in the condition required by this Agreement and further agreement. 12.2. If the Tenant remains in the Property after the end of the Term then a statutory periodic tenancy shall arise under section 5(2) of the Housing Xxx 0000. To end the periodic tenancy, the Tenant shall give the Landlord at least 1 month’s notice in writing. The notice must end on the day before the rent is due. 12.3. The Landlord has the right to deliver up recover possession of the keys and access fob Property if: 12.3.1. the Term has expired; 12.3.2. the Landlord has given two months' notice to the Tenant of the Landlord's intention to recover possession of the Property; and 12.3.3. at least six months have passed since the date of this agreement. 12.4. On or before the end of the Tenancy, each occupier of the Property shall provide the Landlord and to remove all personal effects and belongings from the Room Flat Studio or Building by no later than 12 noon on the relevant tenancy termination datewith a forwarding address. 12.5. (provided that if a key or access fob is not returned by that deadline then the charges referred to in clause 3.2.14 will apply.) 7.2 The Tenant shall remove all personal possessions from the Room Flat Studio or Building Property once the Tenancy has ended. Before handing back the keys, the Tenant should carefully check the Property to ensure that all personal possessions have been removed. If any of the Tenant’s 's personal possessions are left in at the Room Flat Studio or Building or if their bicycle is left in the designated bicycle area Property after the Tenancy has ended ended, the Landlord may claim as damages from Tenant will be responsible for meeting all reasonable removal and storage costscharges. The Landlord will immediately dispose of possessions that not of obvious value. If the Tenant leaves possessions that are of obvious value, the Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstancesfor a maximum of 7 days. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in 7 days of the circumstances end of the Tenancy, the Landlord may dispose of the items and the Landlord may claim as damages from Tenant will be liable for the reasonable costs of disposal. 12.6. At the end of the term (howsoever determinate) created by this Tenancy the Tenant shall return all keys to the Landlord. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they Tenant will remain the Tenant’s liability. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of pay the Landlord’s intention to recover possession reasonable costs of replacing any keys that the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an endnot returned.

The Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain the Tenant’s liability. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of the Landlord’s intention to recover possession of the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an end

EXPIRY OF THE TENANCY. 7.1 On 14.1 At the expiry end of the this Tenancy (howsoever determined) ), the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean Property and the Contents to the Landlord in the condition required by this Agreement and further agreement. 14.2 If the Landlord allows the Tenant to deliver up remain in the keys and access fob Property after the Term has expired then a statutory periodic tenancy shall arise under section 5(2) of the Housing Act 1988. To end the periodic tenancy, the Tenant shall give the Landlord at least one month's notice in writing. The notice must end on the day before the rent is due. 14.3 The Landlord has the right to recover possession of the Property if: (a) the Term has expired; (b) the Landlord has given two months' notice to the Tenant of the Landlord's intention to recover possession of the Property; and (c) at least six months have passed since the date of this agreement. 14.4 The Tenant shall provide the Landlord (or its legal advisers or agents) with a forwarding address once the Tenancy has come to an end which the Landlord or its legal advisers or agents can provide to the Interested Persons PROVIDED ALWAYS THAT the Landlord (and its legal advisers and agents) agree not to remove all personal effects provide details of the Tenant’s forwarding address unless they are satisfied, acting reasonably and belongings from properly, that the Room Flat Studio person requiring the address is a duly authorised official or Building by no later than 12 noon on employee of the relevant tenancy termination date. (provided that if a key or access fob is not returned by that deadline then the charges referred to organisation in clause 3.2.14 will applyquestion and has supplied written evidence of their authority.) 7.2 14.5 The Tenant shall remove all personal possessions from the Room Flat Studio or Building Property once the Tenancy has ended. The Landlord will shall take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances 14 days, the Landlord may dispose of the items and the Tenant will shall be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. The Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable replacement address subsequently notified in the circumstances writing by the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. EXPIRY OF THE TENANCY. 7.1 On 11.1 At the expiry end of the fixed term granted by this Tenancy (howsoever determined) Tenancy, the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean Property and the Contents to the Landlord in the condition required by this Agreement and further agreement. 11.2 If the Landlord allows the Tenant to deliver up remain in the keys and access fob Property after the Term has expired then a statutory periodic tenancy shall arise on a monthly basis. To end the periodic tenancy, the Tenant shall give the Landlord at least one month's notice in writing. The notice must end on the day before the rent is due. 11.3 The Landlord has the right to recover possession of the Property if: (a) the Tenancy has come to an end; (b) the Landlord has given two months' notice to the Landlord and Tenant of the Landlord's intention to remove all personal effects and belongings from recover possession of the Room Flat Studio or Building by no later than 12 noon on Property; and (c) at least six months have passed since the relevant tenancy termination date. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances one month, the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain proceeds and/or from the Tenant’s liabilityDeposit. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of the Landlord’s intention to recover possession of the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 11.6 The Tenant shall provide return all keys for the Landlord with Property upon expiry of this Tenancy. If any keys are not returned then a forwarding address once reasonable charge for replacement of the Tenancy keys may be deducted from the Deposit (note: if the Property has come a blue 'Xxxxxxxx' key the replacement cost for these keys is £20 each - they are difficult and expensive to an endreplace)

If any of the Tenant’s personal possessions are left in the Room Flat Studio Townhouse or Building or if their bicycle is left in the designated bicycle area after the Tenancy has ended the Tenant will be responsible for meeting all reasonable removal and storage costs. The Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If any of the Tenant’s personal possessions are left in the Room Flat Studio or Building or if their bicycle is left in the designated bicycle area after the Tenancy has ended the Tenant will be responsible for meeting all reasonable removal and storage costs. The Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain the Tenant’s liability. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of the Landlord’s intention to recover possession of the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an end

EXPIRY OF THE TENANCY. 7.1 On 15.1 At the expiry end of the this Tenancy (howsoever determined) Tenancy, the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean Property and the Contents to the Landlord in the condition required by this Agreement and further to deliver up agreement. 15.2 At the end of the Tenancy, the Tenant shall return the keys and access fob of the Property to the Landlord and to remove all personal effects and belongings from the Room Flat Studio or Building by no later than 12 noon Agent on the relevant tenancy agreed termination date, or the end of the Term (whichever is sooner). (provided that if a key or access fob is not returned by that deadline then the charges referred to in clause 3.2.14 will apply.) 7.2 The Tenant shall remove all personal possessions from also agrees to pay for any reasonable charges incurred by the Room Flat Studio or Building once Agent in securing the Tenancy has ended. To end the periodic tenancy, the Tenant will be responsible for meeting all reasonable removal and storage costsshall give the Landlord at least one month's notice in writing. The Landlord will remove and store notice must end on the possessions and any bicycle such period as day before the rent is reasonable in the circumstances. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in the circumstances the Landlord may dispose of the items and the Tenant will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain the Tenant’s liabilitydue. 7.3 15.4 The Landlord has the right to recover possession of the Property if: 7.3.1 if the Contractual Term Tenancy has expired; 7.3.2 come to an end and the Landlord has given two month’s months' notice to the Tenant of the Landlord’s 's intention to recover possession of the Property; and 7.3.3 , and at least 6 six months have passed since the date of this Agreementagreement. 7.4 15.5 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an end. 15.6 The Tenant shall remove all personal possessions from the Property once the Tenancy has ended. If any of the Tenant's personal possessions are left at the Property after the Tenancy has ended, the Landlord has the right to dispose of the Tenant's possessions after making reasonable attempts to contact the Tenant at the forwarding address provided. 15.7 It is agreed that this Agreement replaces any existing tenancy agreement between the Landlord and Tenant 15.8 At the end of the tenancy, the Tenant will be required to attend the check-out process which will be arranged by the Landlord or his Agent. The check-out process will comprise a full inspection of the Property and the Contents and any items missing, damaged or otherwise in a different state to their condition at check-in will be recorded in a schedule of dilapidation. 15.9 If the Tenant does not return the Property with vacant possession upon the expiry of a valid notice seeking possession served by the Landlord or his Agent and the Landlord is subsequently granted an order for possession by a court then the Tenant will pay the Landlord’s full costs of obtaining and enforcing the aforementioned order for possession.

If there are any costs remaining remaining, they will remain the Tenant’s liability. 7.3 The Landlord has the right to recover possession of the Property if: 7.3.1 the Contractual Term has expired; 7.3.2 the Landlord has given two month’s notice to the Tenant of the Landlord’s intention to recover possession of the Property; and 7.3.3 at least 6 months have passed since the date of this Agreement 7.4 The Tenant shall provide the Landlord with a forwarding address once the Tenancy has come to an end

EXPIRY OF THE TENANCY. 7.1 On 12.1. At the expiry end of the fixed term granted by this Tenancy (howsoever determined) Tenancy, the Tenant shall return the Room Flat or Studio in good and tenantable repair and condition free from damage and clean Property and the Contents to the Landlord in the condition required by this Agreement and further agreement. 12.2. If the Tenant remains in the Property after the end of the Term then a statutory periodic tenancy shall arise under section 5(2) of the Housing Xxx 0000. To end the periodic tenancy, the Tenant shall give the Landlord at least 1 month’s notice in writing. The notice must end on the day before the rent is due. 12.3. The Landlord has the right to deliver up recover possession of the keys and access fob Property if: 12.3.1. the Term has expired; 12.3.2. the Landlord has given two months' notice to the Tenant of the Landlord's intention to recover possession of the Property; and 12.3.3. at least six months have passed since the date of this agreement. 12.4. On or before the end of the Tenancy, each occupier of the Property shall provide the Landlord and to remove all personal effects and belongings from the Room Flat Studio or Building by no later than 12 noon on the relevant tenancy termination datewith a forwarding address. 12.5. (provided that if a key or access fob is not returned by that deadline then the charges referred to in clause 3.2.14 will apply.) 7.2 The Tenant shall remove all personal possessions from the Room Flat Studio or Building Property once the Tenancy has ended. Before handing back the keys, the Tenant should carefully check the Property to ensure that all personal possessions have been removed. If any of the Tenant’s 's personal possessions are left in at the Room Flat Studio or Building or if their bicycle is left in the designated bicycle area Property after the Tenancy has ended ended, the Landlord may claim as damages from Tenant will be responsible for meeting all reasonable removal and storage costscharges. The Landlord will immediately dispose of possessions that not of obvious value. If the Tenant leaves possessions that are of obvious value, the Landlord will remove and store the possessions and any bicycle such period as is reasonable in the circumstancesfor a maximum of 7 days. The Landlord will take reasonable steps to notify the Tenant at the last known address. If the items are not collected within such period as is reasonable in 7 days of the circumstances end of the Tenancy, the Landlord may dispose of the items and the Landlord may claim as damages from Tenant will be liable for the reasonable costs of disposal. 12.6. The costs At the end of removal, storage and disposal may be deducted from any sale proceeds. If there are any costs remaining they will remain the term (howsoever determinate) created by this Tenancy the Tenant shall return to the Landlord all keys to the Property in the Tenant’s liability. 7.3 possession or control.
