Term of the Lease. (1) An agreement is required for premises that are leased for a period exceeding one year. A lease without an agreement shall be deemed to last for an indefinite period. The term of a lease agreement shall not exceed 20 years. A term that exceeds 20 years shall be reduced to 20 years. (2) If no definite period is set in a residential lease agreement, the parties may terminate the agreement at any time. However, the customs in favor of the Tenant shall prevail. Therefore, the parties may explicitly agree on the term of the lease when entering into an agreement, so as to protect their rights and interests.
Term of the Lease. 4.2.1 The term of the Lease shall be sixty (60) months commencing on the Acceptance date. 4.2.2 At the expiration of the full original term hereof, if this Lease has remained in effect and the Operator has duly performed all its obligations thereunder during the entire such term, then the Operator shall have the option to either: (a) Obtain a new lease agreement in the form then being generally offered by the Operator to the trade under which the Operator shall replace the Leased Equipment or the entire TCS-1 System, as the case may be, with new equipment, free of any installation charge payable by the Operator; 285 (b) Continue to use the same equipment installed hereunder and thereby extend the term of this Lease at a reduced rental rate of US $6,250 per month for a period of one year with further successive automatic one-year extensions subject only to the Operator's right to terminate this Lease at the end of any extension year upon prior written notice of not less than 90 days; or (c) Request that the Manufacturer exercise its right of first refusal to repurchase the Purchased Equipment pursuant to Section 13.2 of this Agreement, in which event the Manufacturer shall have sixty (60) days following the Manufacturer's receipt of such notice to either: (i) notify the Operator of its intent to repurchase the Purchased Equipment and, within ninety (90) days of such notice, effectuate such repurchase and thereupon enter upon the premises where the said TCS-1 System is located and remove the entire TCS-1 System from the Operator's premises at the Manufacturer's expense, or (ii) notify the Operator that it does not intend to repurchase the Purchased Equipment and, as soon as practicable thereafter, enter upon the premises where the TCS-1 System is located, take possession of the Leased Equipment without previous demand or notice and without legal process, retrieve the Leased Equipment from the TCS-1 System and remove the Leased Equipment from the Operator's premises at the Manufacturer's expense.
Term of the Lease. The term of the lease shall be effective as of the date of execution of the lease and until October 31st, 2015 (the 'Lease Term'). An automatic five year extension under the same terms will be available at Tenant's option, subject to a notice accepting the automatic extension by Tenant to Landlord, at least three (3) months prior to the termination of the current Lease Term, with additional extensions of the term, if any, by mutual written agreement of both parties."

Term of the Lease. 8.1. The Lessor hereby leases the Leased Property to the Lessee, and the Lessee hereby leases the Leased Property from the Lessor, in an unprotected lease, for the term set forth in Appendix J to this Agreement, which shall commence as of the date of the signing of this Agreement (hereinafter: the “Initial Term”). The Leased Property shall be vacant of all tenants at such time. The Lessor undertakes that as of the Date of Transfer of Physical Possession, as defined in Appendix J, the Leased Property shall be fit for occupation by the Lessee, after completion of the customization works, vacant of all people and objects, with all systems in the Leased Property functioning properly and in working order and with the Leased Property clean of all construction debris. 8.2. The Lessee shall have the option to extend the Term of the Lease for an additional period (or periods, one period at a time), as set forth and defined in Appendix J to this Agreement, which, subject to the prior fulfillment of the provisions of sections 8.3 and 8.4 below, shall begin immediately following the culmination of the Initial Term (hereinafter: the “Additional Terms”). 8.3. Each option for extension of the Term of the Lease as set forth in this section 8 and in Appendix J is contingent on the Lessee’s complete fulfillment for the duration of the Term of the Lease prior to the relevant extension of all of its undertakings toward the Lessor and/or anyone acting on its behalf and/or the Management Company under this Agreement in a full and timely manner, including, without derogating from the generality of the aforesaid, the Lessee having made all of the payments that it is obligated to make under this Agreement in full and the Lessee not having committed a material breach of this Agreement, as well as there not being any pending legal proceedings and/or other arbitration proceedings between the parties with respect to any of the Lessee’s obligations under this Agreement and/or one of its appendices. Moreover, each option for extension is subject to the Lessee, prior to the end of the relevant Term of the Lease, extending the validity of all of the security interests provided by the Lessee to the Lessor under this Agreement so that such interests remain fully valid for the duration of the Additional Term. 8.4. Subject to the terms set forth in section 8.3 above and as set forth in Appendix J, each option for the extension of the Term of the Lease shall exercise automatically, unless the ...
Term of the Lease. The term of the lease shall be ten (10) years (the 'Lease Term'), commencing on the Rent Commencement Date. Tenant shall provide written notice to Landlord within one hundred and eighty (180) days before Lease Term expiration if it wishes to extend the lease for two years under consistent terms.
