Common use of Extension Term Clause in Contracts

Extension Term. The Tenant shall have the right to extend the Initial Term for up to two (2) additional five (5) year periods (each, an “Extension Term”; the Initial Term and all exercised Extension Terms being collectively referred to as the “Term”) following the expiration of the Initial Term or the first Extension Term by providing the Landlord with written notice of the exercise of such right no more than eighteen (18) months and no less than six (6) months prior to the expiration of the Initial Term or first Extension Term, as applicable. In the event the Tenant does not exercise its right to the Extension Term, then this Lease shall expire effective as of the expiration date of the Initial Term or the first Extension Term, as applicable.

Extension Term. The Tenant shall have the right to extend the Initial Term of this Lease for up to two (2) additional terms of five (5) year periods years each (each, the “Extension Terms” or individually an “‘Extension Term”; the Initial Term and all exercised Extension Terms being collectively referred ) in its sole discretion upon delivering written notice to as the “Term”) following the expiration of the Initial Term or the first Extension Term by providing the Landlord with written notice of the its intent to exercise of such right no more than eighteen (18) months and no this option to extend not less than six (6) months prior to the expiration of the Initial Term or first Extension Term, as applicable. In the event the Tenant does not exercise its right to the Extension Term, then this Lease shall expire effective as of 90 days before the expiration date of the Initial initial Term or of any previously exercised Extension Term of this Lease. If Tenant exercises any of the first Extension TermTerms in the manner provided for in this paragraph then the Lease shall terminate five (5) years after the initial expiration period or the end of the previously exercised Extension Term unless a subsequent Extension Term is exercised, as applicableand all provisions of this Lease shall be applicable to the Extension Terms.
