Common use of EXTRA ELECTRICITY Clause in Contracts

EXTRA ELECTRICITY. There shall be no extra electricity charges for typewriters, facsimile machines, word processors, dictating equipment, adding machines, desk top calculators, lamps, or other standard 110 volt office equipment. However, Lessee shall pay Lessor monthly, as billed, for charges which are separately metered or which Lessor may reasonably compute for electricity utilized by Lessee for the following purposes: x-ray machines, hotplates, electric heaters, 220 volt equipment, computers (other than desktop or word processor computers), or other electrical service not standard for the building.

However, Lessee shall pay Lessor monthlyLessor, monthly as billed, for electricity charges which are separately metered or which Lessor may reasonably compute submetered; for electricity utilized by Lessee for example, Lessee’s mechanical room containing its computer servers and the following purposes: x-ray machines, hotplates, electric heaters, 220 volt equipment, computers (other than desktop or word processor computers), or other electrical service not standard for HVAC system serving the buildingsame.

However, Lessee shall pay Lessor monthly, as billed, for charges which are separately metered or which Lessor may reasonably compute for electricity utilized by Lessee for the following purposes: x-ray machines, hotplates, electric heaters, 220 volt equipment, computers (other than desktop or word processor mainframe computers), or other electrical service not standard for the building.
