FAILURE BY TENANT TO MAINTAIN INSURANCE. If Tenant refuses or neglects to secure and maintain insurance policies complying with the provisions of this Article 16, Landlord may secure the appropriate insurance policies and Tenant shall pay, upon demand, the cost of same to Landlord, as Additional Rental.
