Failure to Procure Insurance. In the event Tenant shall fail to procure insurance required under this Article 7 and fails to maintain such insurance in force continuously during the term of this Lease, Landlord shall be entitled to procure such insurance, and Tenant shall immediately reimburse Landlord for such premium expense.

Failure to Procure Insurance. In the event Tenant shall fail to procure such insurance, or to deliver such policies as required pursuant to the terms of this Section 6.03, Landlord may, at its option, procure such policies for the account of Tenant, and the cost thereof shall be paid by Tenant to Landlord immediately upon demand after delivery to Tenant of bills therefor. This paragraph shall not be deemed to be a waiver of Tenant’s default for failure to provide the insurance required under this Article 7 Lease or of any of Landlord’s rights and fails to maintain such insurance in force continuously during the term remedies under any other provision of this Lease, Landlord shall be entitled to procure such insurance, and Tenant shall immediately reimburse Landlord for such premium expense.
