Common use of Final Inspection and Approval of Improvements Clause in Contracts

Final Inspection and Approval of Improvements. The Developer shall notify the County when it believes that the Improvements have been fully and properly completed and shall request final inspection, approval and acceptance of the Improvements by the County. The County will provide prompt interim and final inspection of the Improvements when notified by the Developer of completion. The Developer must provide the required Certificate of Acceptance from its engineer stating that the roads have been built in accordance with the submitted road plans and meet or exceed county standards. Said Certificate of Acceptance shall certify that all Improvements are 100% completed according to Exhibit B. Upon inspection the County shall either sign the Certificate of Acceptance or provide a written checklist of material deficiencies, such noted deficiencies shall be specific as to location and shall specify, in detail, the necessary corrective action to be taken by the Developer. After this written acceptance is received, the Developer shall record the final plat and will be able to sell lots in the development.
