Fireplace. The fireplace is an electric fireplace. Please do not throw any paper or other combustible materials in the fireplace. Always turn off the fireplace when not in the room or not in the home.
Fireplace. All fireplaces in rental units are non-working and decorative only unless previously agreed to in writing. TENANT(S) agrees to not attempt to use these non- working fireplaces and claims full liability for any attempt to alter or make these fireplaces useable.

Fireplace. For one (1) year after the Date of Warranty, Seller will repair or replace any defective fireplace, fireplace surround, fireplace mantle, or fireplace chimney. Occasionally, high winds can cause temporary negative drafts. Negative drafts (also referred to as “down drafts”) can also be caused by trees, steep hillsides, adjoining Units, or even the operation of the furnace. In some cases, it may be necessary to open a window slightly to create an effective draft. Since negative draft conditions can be temporary, it may be necessary for Seller to observe the operation of the fireplace under differing conditions. Seller shall take the necessary steps to correct any down-draft problem caused by the improper construction of the fireplace. Seller shall replace or repair any loose or broken cultured stone on the exterior of the chimney and grout or caulk any excessive joints.
Fireplace. All items must be kept away at least two feet from around the front surface of the fireplace. The front surface of the fireplace will get hot and the Tenant should not touch the surface and will use the fireplace responsibly. Owner and Property Manager are not liable for any damage or injury resulting from the fireplace.

Fireplace. If present, the tenant will use the fireplace at their own risk. The tenant will immediately notify the landlord of any repairs required in the operation or structure of the fireplace. The tenant will pay the full cost of the repairs to the fireplace or the rental premises for damage caused by the negligence use or maintenance of the fireplace by the tenant or the tenant’s tenants, guests or invitees. The tenant acknowledges that the operation of the fireplace could produce poor air quality. The tenant assumes all liability for any property damage or personal injury due to the negligent operation of the fireplace. Tenant will read & comply with the Fireplace Safety Tip Sheet published by the Fire Safety Administration at xxxx://xxx000.xxx/wpcontent/uploads/sites/1298/2015/06/Wood_Burning_Safety_Tip_Sheet.p df. The tenant acknowledges that the fireplace is an amenity, and its use is not a material term of the lease should the landlord choose to disable the fireplace during the term of the lease.
