Common use of FIXED RENT, ADDITIONAL RENTS AND RENT ADJUSTMENTS Clause in Contracts

FIXED RENT, ADDITIONAL RENTS AND RENT ADJUSTMENTS. Section 3.01. During the Term of this Lease, Tenant shall pay, at Landlord's address as herein set forth, or at such other address that Landlord may from time to time designate, a Fixed Rent payable in lawful money of the United States of America (by check of Tenant drawn on a bank that is a member of the New York Clearinghouse Association) in equal monthly installments in advance on the first day of each calendar month, without notice or demand, and without setoff or deduction whatsoever at annual rates as follow:
