Fixtures, Equipment and Improvements. All fixtures, equipment improvements and appurtenances attached to or built into said premises prior to or during the Term, whether by Landlord at its expense or a the expense of Tenant or both, shall be and remain part of said premises and shall not be removed b Tenant at the end of the Term unless otherwise expressly provided for in this Lease. Such fixtures, equipment, improvements and appurtenances shall include by not be limited to" all floor coverings, drapes, paneling, molding, doors vaults (exclusive of vault doors), plumbing systems, electrical systems, lighting systems, cooling systems, ventilation systems, sprinkling systems, silencing equipment, communication systems, all fixtures and outlets for the systems mentioned above and for all telephone, radio, telegraph and television purposes, and any special flooring or ceiling installations.
