Full Taking. If all or substantially all of the Building or Premises are taken for any public or quasi-public use under any applicable Laws or by right of eminent domain, or are sold to the condemning authority in lieu of condemnation, then this Lease will terminate as of the date when the condemning authority takes physical possession of the Building or Premises.

Full Taking. If the whole or substantially all of the Demised Premises shall be lawfully taken by condemnation or in any other manner for any public or quasi-public use or purpose (a "Taking"), this lease and the term and estate hereby granted shall forthwith terminate as of the date (the "Taking Date") of vesting of title in such taking and the rents shall be prorated and adjusted as of such date. If the whole or a portion of the Building shall be the subject to a Taking, then (whether or not the Demised Premises are affected), Landlord, at its option, may terminate this lease by notice to Tenant, delivered no later than ninety (90) days following the Taking Date.
