Furniture and Inclusions. (a) The parties acknowledge and agree that as at the Commencement Date of the Lease, the Premises includes the Furniture and Inclusions. (b) The Tenant must maintain, repair and, if necessary, replace the Furniture and Inclusions, Fair Wear and Tear excepted.
