FURTHER CHARGES TO BE PAID BY THE TENANT. 3.3.1 To pay the Council Tax (or any similar charge which replaces it) in respect of the Property either directly to the local authority, or by paying that sum to the Landlord where the Landlord has paid that sum to the local authority (whether legally required to do so or not) within 14 days of receiving a written request for such monies. 3.3.2 To pay all charges falling due for the following services used during the Tenancy and to pay such proportion of any standing charge for those services as reflects the period of time that this Agreement was in force: • gas • water (including sewerage and other environmental services) • the emptying of septic tanks or cesspits • electricity • any other fuel charges • telecommunications including broadband, ADSL lines, cable and satellite if applicable • television licence 3.3.3 To compensate the Landlord in damages for all reasonable costs and expenses awarded by the court or incurred by the Landlord for the following: • recovering or attempting to recover any Rent or other monies in arrears, or possession of the property (be it as a result of a breach of this Agreement or otherwise upon the Tenant failing to vacate the property when required to do so – for example following the expiry of this Tenancy and/or any extension thereof or the expiry of a Notice to Quit or other act of the Landlord to terminate this tenancy) and all related legal and trace fees; • the enforcement of any reasonable obligation of the Tenant under this Agreement or recovery of any reasonable loss suffered by the Landlord as a result of the Tenant’s breach of such obligation; • the cost of any repairs of any mechanical and electrical appliances belonging to the Landlord resulting from misuse or negligence or accidental damage by the Tenant, their family or their visitors; • the service of any Notice relating to any major breach of this Agreement whether or not court proceedings are brought; • any re-letting costs or commission incurred by the Landlord if the Tenant vacates the Property early apart from according to a break clause; 3.3.4 To pay the television licence regardless of the ownership of the equipment. 3.3.5 To pay certain other charges that may arise during the course of this tenancy full details of which are published on the Landlord’s Agent’s website – alternatively full details can be obtained in writing from that Agent’s local office.

To pay the television licence regardless additional cost incurred by the Landlord, the Agent or the inventory clerk in making and attending a second appointment to check the Inventory and Schedule of Condition if the Tenant or his agent fails to attend a mutually agreed initial appointment. 3.5. To pay to the Landlord the cost of any repairs of any mechanical and electrical appliances belonging to the Landlord arising from misuse or negligence by the Tenant, his family, or his visitors. 3.6. To pay any reasonable amount incurred by the Landlord when the Landlord is reasonably entitled to do anything or seek compensation to remedy any breach of this Agreement by the Tenant; within seven days of written demand, unless alternatively the Landlord decides to deduct the amount from the Deposit at the end of the ownership Tenancy. 3.7. To pay all bills or fees that the Tenant is responsible for at the end of the equipmenttenancy unless specifically agreed otherwise in writing by the landlord 3.8. Any works carried out by the Agent which are the responsibility of the Tenant will be charged to the Tenant along with a 35% administration charge 3.9. For all unpaid bills, contractor charges, repair invoices or fees that remain outstanding for 7 days, the Agent reserves the right to forward the Tenant’s contact details to the service providers to pursue the Tenant for the funds due. 3.3.5 To pay certain other charges that may arise during 3.10. This is to include any Lettings Commission charges (calculated at 13.2% of the total Rent of the remaining Term) payable to Xxxxxx Xxxxxxx for the period of the Term in which Rent was not received as a result of early termination. This clause shall not take effect when the Tenant operates a break clause in accordance with the Tenancy Agreement if such clause exists.
