GENERAL COMPLIANCE WITH RESPECT TO THE APARTMENT. Subject to Clause 12 above, the Allottee shall, after taking possession, be solely responsible to maintain the [Apartment/Plot] at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment/Plot], or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name-plate, neon light, publicity material or advertisement material etc. on the face / facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

Further Further, the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. . 15.3 The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid previously mentioned conditions. 15.4 The entire stamp duty, registration charges and mutation charges, as may be payable on this Agreement to Sale and Conveyance Deed of the Apartment, as also any other or further document that may be executed between the Parties with respect to the Apartment, shall be borne exclusively by the Allottee. 15.5 The Aollotee agrees that the even after handing him over of the possession of the Apartment, the maintenance, repair, interior fittings and furnishing of other apartments in the Project and in the common areas, as also the development and construction work in the remaining Phases of the Project may go on. The Allottee agrees not to cause any hindrance, obstruction, obstacles to any such work being carried on by the Promoter or any other Allottee. 15.6 That the Allottee hereby agrees that the Promoter shall be free to transfer the convenient shopping apartment/areas and the Plots reserved for School (if any) for establishing and operating school, in favour of any person/organisation of as per its own choice. 15.7 That the Allottee agrees that the Promoter shall have the exclusive right to occupy and use the site office developed by it, till the development and construction work of all the Phases is complete in every sense. 15.8 That as mentioned above, the Total Sale Price is inclusive of the charges for electrical connectivity to the Apartment. However the Allottee shall have to bear the charges for Electrical Meter Connection for his/her individual Apartment and deposit the same with the concerned Electricity Provider Company/MPEB, as the case may be. Further it is hereby made clear that the electrical connectivity provide to the Apartment is with respect to a reasonable electrical load as per electricity board norms. If the Allottee requires any further enhanced Electrical Load, then the Allottee shall have to bear the costs and expenses for the same. 15.9 That the Promoter shall have the first lien and charge on the said Apartment, un-till all its dues and other sums and payments as detailed in the Payment Plan are completely paid and discharged, by the Allottee to the Promoter.

Subject to Clause 12 above, the Allottee shall, after taking possession, be solely responsible to maintain the [Apartment/Plot] at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment/Plot], or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / signboard/ name-plate, neon light, publicity material or advertisement material etc. on the face / facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

Further Further, the Allottee shall not store any hazardous or combustible goods in the [ApartmentFlat/Plot/Duplex] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [ApartmentFlat/Plot]. /Duplex] within and surrounding the Project Premises. 15.3 The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid previously mentioned conditions. 15.4 That after the conveyance and registration of the Plot by Promoter, the Allottee shall be liable to obtain the requisite Building Permissions, sanctions and approvals for any kind of construction over the plot from the Bhopal Municipal Corporation, Town and Country Planning department and any other concerned local authorities at his/her own costs and responsibility, after submitting drawings & design of the proposed construction and shall strictly abide by the approved building plans, layouts and maps etc. during the said construction. 15.5 That, the Promoter reserves the right to transfer the ownership of the said project in whole or in parts to any other entity such as partnership firms, corporate body(ies), whether incorporated or not, association or agency by way of sale/disposal/joint venture or any other arrangement as may be decided by the Promoter in its sole discretion and the Allottee agrees that he/she shall not be entitled to raise any dispute in this regard before any court of law or authority. 15.6 That the Allottee shall, use the Plot only for the residential purposes and will not give it on rent or lease or sublet the same for any illegal and unlawful purposes. The Allottee shall not be entitled to use the said Plot for any commercial purpose. 15.7 That, the Allottee shall not obstruct the passages, corridors, or any common areas nor shall carry out any alterations in the elevation and outer space, including the colour scheme. In the event the Allottee desire a change/modification or extra work, which can conveniently be accommodated without affecting the overall plan in the sole discretion of the Promoter, the Promoter may agree to carry out such change/modification or extra work, on a reasonable request on the part of the Allottee and only upon the payment of a mutually agreed price according to the estimate prepared in this regard, the payment of such estimated amount being a condition precedent for affecting any such change/alteration and on another written terms & conditions regarding change in specifications of the items and the same shall be read in conjunction with the original terms of this Agreement.

The Allottee further undertakes, assures and guarantees that he/she would not put any sign-board / name-plate, neon light, publicity material or advertisement material etc. on the face / facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions. 15.4 The structure of the building / Project shall be insured by the association of allottees or maintenance agency (on behalf of the association), against the risks of fire, earthquake, lightening, riots and civil commotion, terrorism and other perils and the premium cost thereof shall be payable proportionately by the Allottee as and when demanded by the association of allottees / maintenance agency, as the case may be. The Allottee shall not do or permit to be done any act which may render void or voidable such insurance or cause any increase in the premium payable in respect thereof for which the Allottee shall be solely responsible and liable. However, insurance, if any, of any items/ things/ articles inside the Apartment and third party risk shall be solely at the risk and cost of the Allottee. 15.5 The Allottee understands and agrees that fire-fighting equipment as may be required inside the Apartment shall be installed by the Allottee at its own cost.

The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Buildingbuilding. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. It is agreed recorded that the Promoter shall have exclusive right to place hoarding, neon sign etc. on the stair head room and liftmachine room and any other areas as may be decided by the Promoter including the elevation and theexteriors of the buildings. 18.3 The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter promoter and thereafter the association of allottees and/or and/ or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages damage arising out of breach of any of the aforesaid conditions. 18.4 Internal wiring for electrification will be provided for each Apartment. However, the Allottees will have to apply to the concerned electricity authority / provider individually for obtaining supply of power and the meter for their respective Apartment. The Allottee(s) shall be required to pay the applicable security deposit and/or other charges for the same. 18.5 To carry out at his own cost all internal repairs to the said Apartment and maintain the Apartment in the same condition, state and order in which it was delivered by the Promoter to the Allottee and shall not do or suffer to be done anything in or to the building in which the Apartment is situated or the Apartment which may be contrary to the rules and regulations and bye-laws of the concerned local authority or other public authority. In the event of the Allottee committing any act in contravention of the above provision, the Allottee shall be responsible and liable for the consequences thereof to the concerned local authority and/or other public authority. 18.6 Not to demolish or cause to be demolished the Apartment or any part thereof, nor at any time make or cause to be made any addition or alteration of whatever nature in or to the Apartment or any part thereof, nor any alteration in the elevation and outside colour scheme of the building in which the Apartment is situated and shall keep the portion, sewers, drains and pipes in the Apartment and the appurtenances thereto in good tenantable repair and condition, and in particular, so as to support shelter and protect the other parts of the building in which the Apartment is situated and shall not chisel or in any other manner cause damage to columns, beams, walls, slabs or RCC, or other structural members inthe Apartment without the prior written permission of the Promoter and/or the Association, and sanction of the same from the concerned statutory authority. 18.7 Cable/Broadband/Telephone Connection: Provisions has been made only for one (or more, as the case may be) service providers as selected by the Promoter for providing the services of cable, broadband, telephone etc. The Allottee (as also other unit owners) will not be entitled to fix any antenna, equipment or any gadget on the roof or terrace of the Building or any window antenna, excepting that the Allottee shall be entitled to avail the cable connection facilities of the designated service providers to all the Flat/Units. 18.8 The Allottee and all persons under him shall observe all the Rules, Regulations and Restrictions that be framed by the Promoter and/or the Association from time to time and which shall be deemed to be covenants running with the land and/or the Units. A set of Rules, Regulations and Restrictions are listed in Annexure-E hereto which may be amended and/or changed by the Association any time without any notice and in case of failure to comply with any of the terms will become a ground for an action to recover damages or for other relief or reliefs from the Allottee. The allottee shall indemnify and keep indemnifying the Promoter towards against any actions, proceedings, costs, claims and demands in respect of any breach, non-observance or non performance of such obligations given specifically herein to the allottee. 18.9 Name of the Project: Notwithstanding anything contained anywhere in this agreement, it is specifically agreed between the parties hereto that, the promoter herein has decided to have the name of the project

Further Further, the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. . 15.3 The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee shall be responsible for any loss or damages arising out of breach of any of the aforesaid previously mentioned conditions. 15.4 The entire stamp duty, registration charges and mutation charges, as may be payable on this Agreement to Sale and Conveyance Deed of the Apartment, as also any other or further document that may be executed between the Parties with respect to the Apartment, shall be borne exclusively by the Allottee. 15.5 The Allotee agrees that the even after handing him over of the possession of the Apartment, the maintenance, repair, interior fittings and furnishing of other apartments in the Project and in the common areas, as also the development and construction work in the remaining Phases of the Project may go on. The Allottee agrees not to cause any hindrance, obstruction, obstacles to any such work being carried on by the Promoter or any other Allottee. 15.6 That the Allottee hereby agrees that the Promoter shall be free to transfer the convenient shopping apartment/areas and the Plots reserved for School (if any) for establishing and operating school, in favour of any person/organisation of as per its own choice. 15.7 That the Allottee agrees that the Promoter shall have the exclusive right to occupy and use the site office developed by it, till the development and construction work of all the Phases is complete in every sense.

GENERAL COMPLIANCE WITH RESPECT TO THE APARTMENT. 15.1 Subject to Clause 12 above, the Allottee Vendee shall, after taking possession, be solely responsible to maintain the [Apartment/Plot] Apartmentalongwith parking (if applicable) at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment/Plot]Apartmentalongwith parking (if applicable), or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartmentalongwith parking (if applicable) and keep the [Apartment/Plot]Apartmentalongwith parking (if applicable), its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. . 15.2 The Allottee Vendee/association of vendees further undertakes, assures and guarantees that he/she would not put any sign-board / name-plate, neon light, publicity material or advertisement material etc. on the face / facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall Vendeeshall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee Further, theVendee/association of allottees shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartmentalongwith parking (if applicable) or place any heavy material in the common passages or staircase of the Building. The Allottee Vendors/Vendee/association of vendees shall ensure that they will not create any hindrance by way of locking, blocking, parking or any other manner in right of passage or access or common areas which otherwise are available for free access. The Vendee/association of vendees shall also not remove any wall, including the outer and load bearing wall of the [ApartmentApartmentand parking (if applicable), as the case may be. 15.3 The Vendee/Plot]. The Allottee association of vendees shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter Vendors and thereafter the association of allottees vendees and/or maintenance agency appointed by association of allotteesvendees/competent authority. The Allottee Vendee shall not install, operate and/or use generator set of any size/kind within the apartment. The Vendee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions. 15.4 The Vendee shall not, without appropriate permission from the concerned authority and prior intimation to the Vendors, sink, drill, install and/or commission any well/bore well/tube well within or anywhere outside the area of the Apartment allotted to him/her as the case may be.

Not to make any changes in elevation such as enclosures in terraces, dry balconies, addition of grill etc., and installation of dish Antenna’s without the permission of the Promoter. In case any such enclosure the Promoter shall remove the grill/wall otherwise so fixed constructed at the cost of the Allotte/s. The Allottee/s shall be liable to pay such costs on demand by the Promoters. ii. Not to do or permit to be done any act or thing which may render void or voidable any insurance of the said Land and the said Building in which the said Apartment is situate or any part thereof or whereby any increased premium shall become payable in respect of the insurance. iii. Not to throw dirt, rubbish, rags, garbage or other refuse or permit the same to be thrown from the said Apartment in the compound or any portion of the said Project land and the said Building in which the said Apartment is situate. iv. Pay to the Promoter within 7 (Seven) days of demand by the Promoter, his share of security deposit demanded by the concerned local authority or Government or giving water, electricity or any other service connection to the said Building in which the said Apartment is situate. v. To bear and pay increase in local taxes, water charges, insurance and such other levies, if any, which are imposed by the concerned local authority and/or Government and/or other public authority, on account of change of user of the said Apartment by the Allottee/s to any purposes other than for purpose for which it is sold. vi. The Allottee/s shall not let, sub-let, transfer, assign or part with interest or benefit factor of this Agreement or part with the possession of the said Apartment until all the dues payable by the Allottee/s to the Promoter under this Agreement are fully paid up and only if the Allottee/s had not been guilty of breach of or no observance of any of the terms and conditions of this Agreement and until the Allottee/s has intimated in writing to the Promoter and obtained the written consent of the Promoter for such transfer, assign or part with the interest etc. vii. The Allottee/s shall observe and perform all the rules and regulations which the Society or the Association may adopt at its inception and the additions, alterations or amendments thereof that may be made from time to time for protection and maintenance of the said building and the units therein and for the observance and performance of the Building Rules, Regulations and Bye-laws for the time being of the concerned local authority and of Government and other public bodies. The Allottee/s shall also observe and perform all the stipulations and conditions laid down by the Society/ Association regarding the occupation and use of the said Apartment in the building and shall pay and contribute regularly and punctually towards the taxes, expenses or other out-goings in accordance with the terms of this Agreement. viii. Till formation of Society/Limited Society/Association , the Allottee/s shall permit the Promoter and their surveyors and agents, with or without workmen and others, at all reasonable times, to enter into and upon the said Building or any part thereof to view and examine the state and condition thereof. ix. The Allottee/s is/are hereby prohibited from altering, obstruction the external and internal structure of the building constructed as per the sanctioned plan and from enclosing balconies/terraces with grills or otherwise, falling which the Promoters shall remove such grill/wall constructed by the Allottee/s at the cost of Allottee/s. x. The Allottee/s shall liable to pay the said cost then, they said cost shall be recovered by the Promoter from the interest free security deposit paid by the Allottee/s. The Allottee/s shall be liable to pay such cost on demand by the Promoter and if the Allottee/s fails to pay the said cost shall be recovered by the Promoters from the interest free security deposit paid by the Allottee/s. xi. As the Promoter will be applying to the concerned authorities for giving separate water connections for buildings and electricity meters and connections from the concerned department then in that case the Promoter may provide electrical connections/water supply/power supply/generator supply through any other temporary arrangement because of which of there is any improper/insufficient/irregular supply of water/ electricity, the Promoter shall not be held liable for the same Allottee/s hereby consents for any temporary arrangement that may be made in the said interim period. xii. In the event Allottee/s commits any act in contravention of the above terms, then the Promoter shall entitled to withdraw the required amount from the said security deposit and the amount shall be utilized the same for any loss, damage suffered by the Promoter and the costs and all expenditure incurred by the Promoter due to non-compliance of the terms hereof and non- observance of the terms and conditions as mentioned hereinabove on the part of the Allottee/s and also for expenses like MPSEB etc., on encroachment in the area other than allotted, failure to pay the taxes as and when demanded, fine on failure in extending co-operation in procedure of formation of Society/Association, so as to protect the rights and interest of all the unit (Apartment) Allottee/s in the said Project, which shall be completely at the discretion of the Promoter. It is hereby further clarified and agreed that, the Promoter shall after deductions if any on account of the reasons stated in clauses above from the aforesaid interest free security amount, refund the balance of the said amount without any interest thereon to the Allottees only after 5 years from handing over the possession of the said unit (Apartment) to the Allottee/s.

The Allottee Allottee(s) shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions. (ii) The Allottee(s) agrees that the allotted “Apartment/Unit” shall be used for residential purposes only and the usage of the same cannot be altered or changed without a prior written permission from the Developer/Company. Further, no damage or hazards will be caused/created/kept in the “Apartment/Unit” in any manner and all standards of safety, firefighting and insurance etc., notified by the Developer/Company and/or any Government Authority will be observed by the Allottee(s). The Allottee(s) shall obtain on his/her/their own cost all such permissions/licenses/approvals from such Competent Authorities as may be necessary to carry on his/her/their activity and business in the allotted “Apartment/Unit”. Any violation of this covenant shall be construed as event of default. Any change in the specified use, which is not in consonance with the theme and/or terms and conditions of the “Said Project” or is detrimental to the public interest will be treated as a breach of the terms of the Allotment. (iii) The Allottee(s) agrees and undertakes that the Allottee(s) shall not do or permit to be done, any of the following acts: (a) To divide or sub-divide the “Apartment/Unit” in any manner, which is at all times required to remain a single unit. (b) Store/ stock/ bring into/ keep in the “Apartment/Unit” any goods/ material/ fluid/ chemical/ substance of explosive/ hazardous/ combustible/ inflammable nature or any act which has effect of doing so, either directly or through any of the Allottee(s)'s agents, servants, employees, licensees, or visitors, which may cause risk of fire, or which, on account of their nature or particular characteristic, may cause damage to or endanger and/or expose to risk of such damage, to the structure or safety of the building or neighboring “Apartment/ Unit”/ buildings, and/or the assets of the other neighbors. (c) The Allottee(s) shall not make any alteration in the Façade of the “Apartment/Unit”. It is further agreed by the Allottee(s) that Developer shall through its authorized representative be allowed to inspect the “Apartment/Unit” with a reasonable notice to the Allottee(s) during the subsistence of the “Apartment/Unit” Allottee(s) Arrangement and/or Tripartite Sub-lease Deed. (iv) The Allottee(s) further agrees, acknowledges and undertakes: (a) To strictly follow the Building By-Laws and Rules as prescribed by Noida/ Competent Authorities from time to time and in force and Rules made by the Developer/ Company. The Allottee(s) further undertakes to follow the relevant Municipal By-Laws and Rules as may be applicable from time to time over the Apartment/Unit and to pay all applicable Taxes. (b) The responsibility of provision of fire safety, public health services and general services shall be entirely of the Allottee(s). (c) For the fit out inside the Apartment/Unit no wall / ceiling/ mezzanine shall be constructed without the written permission of the Developer/ Company/ Maintenance Agency as the case may be. The false ceiling of the Apartment/Unit if any shall be so designed /constructed by the Allottee(s) in accordance with the fire safety rules and further to make provisions for smoke detector/ water sprinkler etc. The Allottee(s) shall further provide and install all fire safety and firefighting measures / equipment in the Apartment/Unit and shall abide by all fire safety rules & regulation. The Allottee(s) shall prepare and submit the plans in triplicate to the Competent Authority(ies), clearly marked and indicating the complete fire protection arrangements and means of escape/access for the Apartment/Unit with suitable legend and standard signs. (d) The Allottee(s) will maintain the ambience of project. It will also be the responsibility of the Allottee(s) not to allow/ induct a new occupier/ tenant without taking prior written approval from the Developer/ Company/ Maintenance Agency on the nature of business that the new Allottee(s)/ Occupant/ Tenant wishes to conduct from the Apartment/Unit.

The Allottee(s) shall be required to pay the applicable security deposit and/or other charges for the same to the concerned Electricity Authority . 18.3 The Allottee and all persons under him shall observe all the Rules , Regulations and Restrictions that be framed by the Association from time to time and which shall be deemed to be covenants running with the land and/or the Units . A set of RULES, REGULATIONS AND RESTRICTIONS are listed in the SCHEDULE- I hereto which may be amended and/or changed by the Mother Association any time without any notice and in case of failure to comply with any of the terms will become a ground for an action to recover damages or for other relief or reliefs at the instance of Promoter/Association or in a proper case by an aggrieved Apartment Owner. GENERAL COMPLIANCE WITH RESPECT TO THE APARTMENT. 16.1 Subject to Clause 12 above, the Allottee shall, after taking possession, be solely responsible to maintain comply with the [Apartment/Plot] house rules as per Schedules-E-1 hereto andmaintain the Apartment at his/her her/their own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment/Plot], or the common areas including staircases, lifts, common passages, corridors, circulation areas, atrium (if any) or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] Apartment and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. . 16.2 The Allottee further undertakes, assures and guarantees that he/she she/they would not put any sign-board / name-plate, neon light, publicity material or advertisement material etc. on the face / facade façade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee shall not store any hazardous or combustible goods in the [Apartment/Plot] Apartment or place any heavy material in the common passages or staircase of the Building. The Allottee shall also not remove any wall, wall including the outer and load bearing wall of the [Apartment/Plot]. . 16.3 The Allottee shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees Allottees and/or maintenance agency appointed by association of allotteesAllottees. Subject to Clause 12 above, the Allottee Allottee(s) shall, after taking possession, be solely responsible to maintain the [Apartment/Plot] at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the [Apartment/Plot], or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the [Apartment/Plot] and keep the [Apartment/Plot], its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The Allottee Allottee(s) further undertakes, assures and guarantees that he/she would not put any sign-board / board/name-plate, neon light, publicity material or advertisement material etc. on the face / face/facade of the Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees Allottee(s) shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee Allottee(s) shall not store any hazardous or combustible goods in the [Apartment/Plot] or place any heavy material in the common passages or staircase of the Building. The Allottee Allottee(s) shall also not remove any wall, including the outer and load bearing wall of the [Apartment/Plot]. The Allottee Allottee(s) shall plan and distribute its electrical load in conformity with the electrical systems installed by the Developer/Promoter and thereafter the association of allottees Allottee(s) and/or maintenance agency appointed by association of allotteesAllottee(s). The Allottee Allottee(s) shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
